They contact me asking me to pay money or fill out contracts and I do as They say. Collecting my keys when I first arrived at the property was relatively straightforward and other than that my contact with them has been very limited which I guess is a good thing as nobody wants to be speaking to their letting agent every day

First day couldn’t have been much worse. A lot of drama at the start of term arriving to my house for the next year which had no working shower amongst other issues. The next few weeks were a mess demanding things to change but with some help all has been fine since. Since these incidents our landlord has been fine and more helpful

I would NEVER recommend coapt to anyone. The house was dirty when we moved in even though they said they had it “professionally” cleaned. Their customer service is absolutely shocking!! It took them ages to answer any emails, or get back to us on any problems we had with the house which led us to in the end messaging the landlord to fix it instead of them. They take so much money from us students and leave us to live in environments not even fit for animals. We have cleaned the house perfectly (better than how we found it when we moved in) and I can just tell they will take as much of our deposit away from us as possible. Avoid using this agency, there are much better ones around.

do NOT rent with COAPT unless you l o v e dodgy landlords who do not keep their houses up to environmental/health standards. It seems they hardly keep in contact with their landlords and allow them to constantly ignore demands (by the council/tenants/uni) to fix basic issues in their houses. Our house had mould, leaks and was left in a complete mess on first arrival. I am utterly disgusted with the way me and my flatmates have been treated by this letting agent considering the extortionate amount we are paying. They are happy to keep in contact when they are taking your money but as soon a problem arises they will be incredibly hard to get hold of. Honestly could not have had a worse experience.

Credit where its due, these guys have managed to revolutionise methods of theft and extortion to the point that they can do it in broad day light on a nearly industrial scale and almost perfectly legal too. An impressive feat if you are an aspiring thief but if you are like me and a fellow student too then I would not just advise you. But rather BEG you not to stay with them to whoever is reading this. But enough wining, lets get into some detail shall we: Firstly before I even moved into their property, they where already charging £180 agency fee for the process of signing the contract application, contract and sending them the guarantor information. all of which would have taken them roughly 30 mins to process (in all fairness though, this is common practice for most Brighton letting agents). Then there was the explanation of the contract and how we would get billed for various breaches. Which was non existent, they just told us to read the contract (which i did very thoroughly) and then when i asked questions about various aspects such as the leaving fees e.g. leaving at the end of the tenancy and for leaving early and finding a suitable replacement, the answers they gave me where either a repetition of what was stated in the contract or an outright lie of “Don’t worry, the leaving fees are only in place to cover the cost of cleaning for the whole house or for the tenant who wishes to leave early provided they find a suitable replacement”. the fees in question was £300 per tenant at the end of your tenancy or £400 if you leave early and find a replacement for the house which will be taken out of your deposit (which is a substantial ammount considering the deposit was £600). Now lets discuss how they so called “leaving fee” is a massive theft in itself and how its a massive lie that they use it to clean and refurbish the house. When I personally had to leave the property rented prematurely and found a replacement housemate straight away, they then tried to charge me for the removal of items and cleaning left by the tenant who replaced me on top of the £400 leaving fee. This was then disputed and after some time, I was finally allowed to keep the £200 of the £600 deposit since the items they where going to charge me for belonged to the guy who took my place and that there would be no need to clean the room. I feel it is also worth noting that house itself was nice and pleasant to live in at first. But since there was no anti mold/dampness paint on any wall or ceiling of house. This would have been acceptable had the contract stated that the mold and dampness was our own responsibility, it was impossible to keep it legally livable without leaving the window open 24/7 during the winter. When i tested the dampness of the room with a dampness meter, the needle when off the chart which indicates an extremely dangerous level of dampness. When this was brought up to coapt, they told me that it “doesn’t hurt to open the window every now and again” and how “I get a bit of mold and dampness in the winter too”. In conclusion. this so called “student friendly company” will extort as much money of you legally while leaving you almost penniless at the end of it.

The most incompetent scam artists in the world. A new name doesn’t change that. Took over a YEAR to return my deposit. The description says ‘Coapt is made up of people just like you’, LOL if I was a two-bit hack with pound signs in my eyes. The estate agent I have dealt with from here are unreliable, lazy and liars. Many emails they apparently ‘sent’ never arrived etc. Seriously, consider renting privately or anywhere else before even looking at this sad excuse for a business. They don’t have the slightest interest in students.

You literally cannot live in a house they run without being charged some kind of extortionate fee. Don’t be fooled by the name change (MTM – Coapt) they will try to rip you off through every aspect when moving out, a singular dust particle on a light switch FEE FOR WIPING, the recycling isn’t taken in time FEE FOR REMOVAL, alongside so many others. We were aware of the set leaving charge but Coapt have scrapped so much out of the bottom of the barrel there isn’t a bottom left, it’s just a hollow through and through, no good for anything. Avoid Coapt at all costs, don’t be fooled by their fake Google Reviews.

Their business is set up to squeeze every last penny from their student tenants- because they can. Assume from the start you won’t get much of your deposit back. Our house was arguably in a better state when we left than when we arrived, yet we were charged for things we hadn’t done, despite challenging them. How our landlord was allowed to part-manage our house will always be a mystery to us, he was honestly the most useless and incapable man I have met. Our house had no carpet for 3 months of our tenancy, despite being promised a new one for when we moved in. The cooker actually broke kitchen safety regulations (but that’s fine in co-apts eyes. We had no fridge for 2 months and it took an unbelievable amount of effort to get him to replace it. These are just two examples of issues, the list goes on and on I just don’t have the time to explain it all. We were given a 45 page document with charges- despite the house being in a better state than when we moved in like I said. Including a ‘cleaning charge’ for a piece of paper on the carpet no bigger than a thumbnail, which was laughable. Our landlord also said it was fine to prop the fire door open for the majority of the tenancy which just isn’t legal. I would avoid coapt if you can, although as a student rents company they are effectively untouchable and will continue to rip students off. They recently rebranded themselves from MTM to Coapt and I wouldn’t be surprised if this is something they do regularly to try and hide their bad press and give people a false hope that it is a good ethical business. Most of all though, if you ever deal with a landlord named ‘Volkan Yilam’ , run away from the deal immediately, I genuinely wouldn’t be surprised if this slimey, useless man has even dodgier dealings on a darker level. I doubt he can even tie his own shoe laces he is that useless.

REBRANDING FROM MTM HAS MADE NO DIFFERENCE-DEPOSIT THEFT

I act as guarantor to a student renting through what was MTM now Coapt. They rebranded as most students reviews were terrible and online reviews are legendary if you can find them now. Avoid this bunch. Write to the Brighton Argus, do what you need to with legal help if you run in to problems getting a fair return on your deposit. I have a cohort of students having almost 23% of their deposit retained for one house that was a damp ridden dump to start with. Photos and inventory taken at the start and end of tenancy tell the story well so make sure to video everything. I am expecting to an ombudsman or a solicitor shortly as I will not tolerate letting agents getting away with this sort of thing year after year.

Unfortunately I am still in one of their property and for now is the choice I regret the most in my life. Is less than two months I am here and nothing has changed, even worst, everything deteriorates day by day. We arrived at the end of September, and the house should have been professionally clean! And as we move the washing machine there was food, trash and also a fork! And you know their answer? ” Cleaning professionally does not mean to move and clean beyond appliance”. My flat mates and I were shocked… I mean do they leave in their own shit? The fridge arrived a week later, the dish-washer does not work. When we called them they came in and watch a YOUTUBE TUTORIAL TO REPAIR IT. I mean are you joking? I can also do it. Two weeks later a plumber came and said it was broken.. guess what? The useless, since they did not repair it, dishwasher is still there. And wait a second the story still has not finished. BED BUGS! That insidious insect that apparently to coapt workers, they cannot survive more than two weeks without human blood. But all the websites, experts, and whoever says that they can survive more than a year without human blood. The fact is we have them, and has clearly state in the report of the professional treatment company, they have been in the wood bed frame for a while. And so, we did not bring them with us. But according to Coapt, we have to be happy that the landlord kindly offer to pay half of the treatment. And you know why? Beacuse we should have report bedbugs within the first week of our stay. But since we were thinking to live in a “professional cleaned” house, when we saw bites on our body we did not immediately think about bedbugs! All this happened in just two moths of tenancy! I don’t really know what to expect next! Anyways DO NOT RENT WITH COAPT

Our house had no carpet in the front room for 3 months despite being told it was going to be replaced before me moved in. Apparently it was fine to live in a house with exposed carpet gripping spikes during this period. Only one fridge was working when we moved in, insufficient for a house of 5 and this took 2 months to replace. The upstairs toilet basin wasn’t even plumbed in, and it took the best part of 8 months to finally get it sorted- 3 weeks before we moved out. Honestly the list goes on and on. Arguably the worst part is CoApts capability to listen to and sort problems- or lack of capability-they are useless. However, I believe they are well aware of how poor their response and treatment towards tenants are as in their eyes we are just students and we can be pushed around and taken advantage of. The build quality and safety in the kitchen did not meet regulations for a let house- but CoApt took no interest- they just don’t care. The worst experience of all was the amount of our deposit they took for the most ridiculous of things. For example, £60 to empty the compost bins which had the grass cuttings in…….do they not know what compost bins are for? They charged us a ridiculous cleaning charge despite our house genuinely being in better condition than when we moved in. They are so useless and treated us so badly, causing as stress and leaving us unfairly out of pocket, I could honestly write a 20 page document highlighting how inept and sly they are. Please please please don’t use them, they clearly rebranded in an attempt to hide their previous bad press, do not be fooled they are pathetic excuse of a letting agency.

We were told after signing our contract that we had made a huge mistake by a friend in the year above us when we went with Coapt, and if they’d have told us sooner, WE NEVER WOULD HAVE. On our move-in day, we waited for 5 hours, for cleaners to come in and out twice ( after the first visit arguing with us ), with old fingernails, socks and dirt everywhere in the house it obviously had not been cleaned. Our bathroom was riddled in thick black mould and we had to wait for painters to come round, late into the evening when we moved in at 1pm. FURTHERMORE, my other three flatmates and I were unable to stay in our new ‘home’ because our bed frames and mattresses were all broken. WE WAITED 10 DAYS TO EVEN HEAR IF WE HAD BEDS, so didn’t get to move in for over a week. From the move in day to now, we have suffered- -BED BUGS -woodlouse infestation in all rooms -leaking ceiling -slugs in the house -tripping out electrical fuse in electrical shower -broken dirty furniture -exposed light fittings -leaking radiators -terrible service -broken taps -mould and damp everywhere The only compensation we have recieved from them has been 2 sweets each in our rooms, which, of course, if we were 10 years old, we would be delighted. They do not solve problems, have no immediate helpline (which was devastating when my flatmate’s roof almost fell through from a leak) and no sense of urgency when it comes to problems with our house. We have tried our best to make this dump a home, but we are never being treated like this by any letting agent again. DO NOT MAKE THE SAME MISTAKE AS US, SAVE YOUR TIME, YOUR MONEY AND YOUR SANITY AND GO SOMEWHERE ELSE, i beg.

When we moved in, in August the boiler was on its arse, patchy supply of hot water and enough for a sink took 10 minutes to run so I asked for it to be looked at. There response was what do you know about boilers. When it gave up in December we spent a month with no hot water, but that’s ok they gave us two 1000Kw fan heaters at £8 a day to run, each. And that was only after we had environmental health in to establish the seriousness of our situation, when they contacted coapt things got sorted. Although this did get there backs up and we were rewarded w an eviction notice. Which was left inside our flat after they let themselves in without prior notice on multiple ore than one occasion.

Where do I even start? Besides terrible services, incomplete jobs and the over all lies. We had a house hunting event on the 26th of August. Several people asked me what my experience has been with COAPT and I’ve done nothing but tell the truth. A few hours after this event had finished a car drives past me and reverses winding the window down in the pouring rain to find Toby Hamilton harassing me in the street. Claiming we’ve been ‘problem tenants’ and he’s been nothing but a ‘good landlord’ to us. I responded with if someone asks for my honest opinion i’m going to give it. Toby then continued telling me I’d been giving his estate agents a hard time and that I had ‘threatening’ behaviour… At this stage I become uncomfortable and walked off and he reversed back in front of me (in the opposite direction of where he was originally driving) and I continued walking home scared of what he was going to do next. Earlier on that day another male estate agent asked to come in (I thought he was waiting for students) who stead started raising his voice and questioning me about giving them a hard time. Asking me when I was leaving ( I was packing) and implied I be gone come the next house viewing. He tody turned up without his 24 hours notice. Just a week or so ago, I came downstairs one morning to a shout and a 6ft guy with a switch blade in our kitchen. Their unprofessionalism, lack of organisation skills has causes us as tenants so much stress and money I advise no student to ever rent a property with COAPT Lettings. Would you ever recommend a student lettings agency that forces students to pay for maintenance fee’s? Trapping innocent students into contracts with cheap furniture mould and paint designed to break and rub off with their outrageous deposits. The worst thing about our property is that they increased the rent above £433.33 With a shower room full of mould and a pipe whole wide enough to let in snails & slugs I’m sure you’ll have a great time maintaining it, with the damp floor. The handy man employed by COAPT chucked our replacement shower head through the letterbox for us to fix. Another occasion he dismantled the shower and told us we needed to remove the limescale and left the job and LEFT. You will still be charged for half the job! On an inspection held by COAPT the shower was leaking and we were told to move the shower head in a different direction so he wouldn’t have to pay to get it fixed. Before he even believed the shower was leaking Toby had to physically get into the shower with his suit on and turn the shower on for his colleague to point out it was in fact leaking. Till today the shower is still leaking.

I could sit here and type all the things they have done to screw us over, take a financially crippling amount of money from us and make us feel so uncomfortable in our home but it would take too long and who wants to get so depressed reading all of it? Moral of the story is that if there’s something wrong with the house they don’t give a monkey’s. You’ll have to nag for weeks/months only for them to then take weeks/months. Mould destroying all your belongings and the mould isn’t your fault? “Nothing that we can do, mould is your responsibility” regardless of whether you do all you can to avoid mould and it’s from previous tenants treatment of property. Students are cash cows for estate agents – and COAPT and the greediest of the lot. They do not care, they hardly listen and they WILL charge for pointless things. My house recently got a £50 bill because the carbon monoxide alarm was going off and they had to call their contractor round. False alarm that’s 2 weeks worth of food shop please.

Despite being a house of multiple occupancy none of the bedrooms had locks. We had to pay around £180 for these to be fitted. As if this extortionate price isn’t hard enough to justify, two of the bedrooms with locks did not even have fire alarms inside which is actually a breach of health and safety. Our washing machine broke with in the first week and it took well over a month for them to replace it – after sending out their handy man several times only to tell them it couldn’t be fixed. One of the rooms suffered severely from damp and it took a long time and several ‘inspections’ despite the fact there was green mould on the wall for them to provide a dehumidifier. Our kitchen tap had to pretty much fall off before they would tighten it. Anyone and everyone seems to have a key to your house and they will come in without warning. An electrician/ someone to fit a new fridge / furniture delivery. The admin team is unprofessional – they had to delay our moving in date and instead of putting the rebate of rent in the joint account we pay our rent from, they put it in one housemates personal account without notifying any other housemate. Also dont forget the additional fees – want to pay your rent in a different way – £12. Missed a space in your payment reference for your rent – £12 Other letting agents also allow tenants to pay their rent from each tenants individual account but COAPT struggle to be able to organise this? As for getting your deposit back.. One key was returned back the day after the inventory (I appreciate this should have been done at the time) – they charged £18 to get a new key cut. We were charged £300 for a gardener to cut the lawn the size of a postage stamp. We left the house in the same clean condition in which we found it yet were charged £180 in ‘professional’ cleaning fees. When asked for a breakdown of the charges they claimed it took one hour to clean a shower and another hour to clean a hallway which was barely a square meter in size. Warning to all new tenants- take pictures as you leave. They claimed one person’s bedroom walls needed re painting and charge us £45 per wall (must be a very expensive paint) Furthermore we were charged for removal of rubbish that was there when we moved into the property but unfortunately we had no evidence of this. MTM take advantage of students. The staff are polite but its’ no wonder considering how much we line their pockets. They take advantage of students who need accommodation and have to rent in the private sector. AVOID

As everyone else has said, awful service in pretty much every aspect. On top of being exceptionally rude they really will bill you for everything. You’d like to pay your rent over the phone by debit card? £12 please! You missed a space in your payment reference? £12 please! All these little charges are totalled up and deducted from your deposit. Along with £20 an hour for cleaning if any needs doing. Which it will, regardless of how spotless you leave the place. If I’d known you could make £20 p/h cleaning I wouldn’t have gone to uni in the first place! They have a lot of properties in Brighton so they’re difficult to avoid but I would never rent from them again and neither should you. They’re taking advantage of students who need accommodation and have to rent in an unregulated private sector. Dont give them your money.

Stay away from them! I lost most of my deposit for stupid reasons: The landlord decided to paint the house and replace mattresses and it came out of mine and my 3 housemates pockets. And we didn’t have a working bath or toilet for about a month before they sent someone to come fix it.

COAPT reel in the freshers from the university putting on there charms, but once you cough up the ridiculous agency free, they couldnt care less. The first year of university was ruined by them and this awful moldy house. They refused to do anything saying the mold was our fault. A leak in the ceiling wasnt fixed for months and actually fell down in the kitchen, they didnt care and eventually took all our deposit. As someone who has graduated, throughout my time as a student, renting with COAPT was one of the biggest mistakes I could have made!! I feel awful for new students who have no knowledge of the estate agents in Brighton and are reeled in by MTMs seemingly good prices and “pleasant staff”. We were forced to go with them due to a last minute screw up with a previous house and were only there for about a month before the attack of the mould! COAPT were useless at trying to get this sorted, despite inefficient heating and mould climbing up the bedroom walls. The house was damp and during the winter months we could see our breath in front of our faces- it was miserable! Despite all this, COAPT refused to do anything, based on the awful landlady who’s property it was insisting it was all our fault. Eventually they agreed to having a tin of paint to paint over said mould!! Absolutely awful service, rude, unhelpful and frankly ill-informed staff, they go with hideous landlords who make it impossible to complain about anything, regardless of tenancy laws etc- please don’t get sucked in by their schpeel, you’ll be setting yourselves up for a miserable year when it should be one of your greatest!

My house collectively have had the worst year of our renting lives with MTM. My fingers will not allow me to type out the full extent of everything that went wrong this year. Just a taster of things that went wrong though would be 8 MONTHS TO FIX THE UNSAFE BACK DOOR LOCK, if you want to fear for your lives every time you sleep, would defo recommend. Mould that would make a science lab jealous. Also to top it off when contacting MTM to resolve problems we were met with the rudest staff you could possibly imagine. The only time things got sorted was when the manager got involved personally and even they gave up eventually 10/10 would not rent again. P.s Adam is our favourite

We requested countless times that someone look at our serious mould situation in the bathroom which could potentially harm someone, and it was never seen too and although we tried our best to keep it under control it has worsened and there is no sign of it being sorted. In addition to this we were also contracted to have Internet which did not reach my room. I therefore could not use the Internet even though I again asked for something to be done my request was not fulfilled. On top of this, for the first month and a half of our tenancy we were without gas through no fault of our own which is completely unacceptable. After the major and serious issues that I have mentioned, COAPT expect us to pay £84 because my father put in the “wrong reference” when he paid their rent 9 months ago which means that they are very clearly taking advantage of us. As we paid half the rent upfront, there was never any doubt of us not paying, and for us to be penalised for an extremely minor error is ridiculous. I’ve had enough with the state of the house and the way how everything has been dealt with and to top it all off the landlord has not been helpful and quite frankly, rude. COAPT is the ABSOLUTE WORST agency and the worst customer service I have ever dealt with and I do not recommend their services to anyone.

After being pushed for all of my payments to secure the house, it took them 5 months to get my deposit back to me. They are all happy and polite on the phone and then do nothing once you’ve hung up. Leaving a tenancy agreement early gives them the opportunity to take even more money that they do not deserve from you. A fee of one months rent plus VAT is charged plus any damage costs that they make up. On top of that they have no cares for the state they house is in. A window that did not shut and was falling out of the wall was left unfixed for nearly 3 months leaving one bedroom absolutely freezing and effectively open to the elements. They are a joke. Do not ever go with COAPT even if they have the nicest looking house, they are not worth your time or money.

I wouldn’t recommend going with COAPT. They weren’t that bad, but they were more frustrating than I’d imagined. Slow to respond, they often passed me back onto my landlord when it seemed they could help and charged us for any thing they could find at fault. COAPTweren’t a bad agency, but there are better ones to choose from.

parents beware!!! this company are very clever at initial contact using their ‘I was a student here too’ line works with young first time students , especially if they are desperate for a place and parents are living some way away. my daughters home was in poor repair when they agreed to let as it was late into the summer and little was available ;COAPTpromised to carry out a number of basic improvements such as re-painting walls but nothing was ever done and yet they notice every mark and speck of dust when it comes to retaining their deposit. when they did respond to complaints it was inadequate (wiping mold of a wall and leaving) and their contract is ‘one way’ to say the least ( our group had to keep an already untidy garden tidy and supply their own tools to do it….having a secure lock put on your bedroom door is charged for…then charged for again to take it off at the end of the let); the furniture was so cheap much of it was close to falling apart; all this for around 2000 a month for 6. I am sure they know that as parents you are some way away and anxious that your son/daughter is ok…..so we pay up and put up! there is so much advice to give but certainly make sure you see a copy of the ‘independent’ inspection report and that your kids photograph absolutely everything; I also think it would be great if tenants fight back by giving the next tenant a copy of the final inspection report and compare it with the new one; it may just be the same problems keep cropping up unresolved?

COAPT staff are horrible and rude in my experience. Many times I have found myself being shouted at and told of like I’m a child. This is in response to me and my housemates telling them about damages or inquiring about our deposit. Firstly, we were refused a copy of our inventory because the guy working couldn’t be bothered to make other copies for us to have, as they only had one copy at the agency. Our house to start off with was so dirty when we moved in, with gap in the window frames with allowed insects and slugs to entire into our rooms, kitchen and living room. Getting our deposit back is a nightmare. We are getting blamed for items that weren’t even there, mold that was there when we moved in, and furniture that was even replaced by the landlord. When checking up on the progress of the investigation all I got from one member of staff was `I’m so tired, I got up at 6am everyday for 7 weeks`. How does that even matter?! It’s my money your holding onto! The staff don’t listen to you and are no help at all. They talk to you with no respect and try and make you feel sorry for them because they actually have to do their jobs! Caused so much stress to me, my housemates, and our families.

For £420 each for 4 of us you would expect more than a disgusting mold ridden hell hole. “fully refurbished they said” we moved in to a half built house which looked okay apart from the garden that had been left for 9 years. months go by and suddenly all the walls became thick with mold and damp, we called up COAPT and they honestly could not give a monkeys. They visited and blamed it all on us. We were left for 5 months with a leaking ceiling in the kitchen which in turn fell down, COAPT still didn’t help, all they cared about is if the rent was on time, and if it wasn’t… boy they were quick to fine us, and we had a lovely bill at the end of the tenancy which they pulled out their asses sapping every penny out of our deposit. I could go on this is only the start of the problems… i have an entire booklet with pictures and emails but its rather depressing and brings back bad memories. I hope you’re glad you ruined my first year in Brighton, Seriously avoid this company at all costs.

We lived in an COAPT property for two years. In the space of two years, the ceiling in a downstairs bedroom came down and they tried to blame us. In addition to that, they kept telling us mismatched information about repair dates, and what was being repaired. Whenever we rang, the offices were either “shut” or else they were rude an unhelpful for the greater part of the time. Try and avoid going with them if you can!

Following the trend of reviews already written its their response time to problems in their houses which let them down. Plus their poor customer service on the phone when your trying to get them sorted. I’m not surprised by their two star rating they deserve it. DO NOT go with COAPT unless it is your last resort!!!! When we first moved into our ‘newly renovated house’, everything seemed fine. After a few weeks we began to notice mold growing everywhere; from the lounge to each of our bedrooms. Every single room in the house had mold in and according to COAPT its our responsibility to clean and remove it. We had problems with the shower in that it leaked and left a massive puddle on the floor in front of it and behind the toilet. COAPT was told and nothing was done until almost 5 months into our contract. Renovation works including taking down ceilings, fitting doors and smoke alarms were carried out which meant that dust sheets, builders tools and machines were left in the house 24/7, during a time we were all still living in the house despite informing COAPT of dates that we’d be away. This is our third student house and it has to be the worse to date. DO NOT go with COAPT unless you have to other choice!!!

I was renting with them last year and generally speaking their service is woeful. You will need to speak to at least 3 different people before anything in your house will get fixed and after that it will take them almost a month to get round to it. They do not take criticism very well at all and take caution when it comes to moving out, they will do anything to keep as much of your deposit as possible. But they do have a huge selection of houses everywhere and some are quite good, you will just need the strength to put up with them for a year.

I don’t want to go into specific things that have happened in case this review hinders us from receiving our deposit so i’ll be general. COAPT are not great, only I am a very on the ball person who has put pressure on them more times than enough to sort issues. I think the problem is mostly with the houses that they rent, they are complete dumps which are rented for extortionate sums of money. The house we have is typical of COAPT’s properties, close the item, an ex council house which was bought by a ‘buy to let’ landlord who makes £2000 a month. The house was originally three bedrooms but the landlord has shoved a partition wall in the sitting room therefore creating 2 more bedrooms and COAPT rent them for £400 each per calender month. coapt advertised the property as refurnished but I dont think there has been a wall painted, a floor laid, a kitchen upgrade or a new bathroom suite put in since 1984. The house is just a complete dump and COAPT couldn’t care less, they just get their arm in nice and deep when ever the opportunity arises, anything they can bill us for they do and when we tried to sort out major problems with the house shortly after we moved in we were passed from person to person on the phones. Adam is the only decent one that works in the place and hopefully he will get out alive! So yes they won’t be my first point of contact for housing next year but I should think they will get they money hungry claws into some other unsuspecting student. And if your a parent reading this, the housing will affect your child performance at uni at Christmas when I neared leaving my family home to return to the house it felt like I was going back to prison. Overall, i’d rather pitch a tent on Brighton beach than rent money hungry uncaring scam type agents like this.

They were a pain in the back side since the agency fee was paid. They took too long to process the forms and when the eventually had, they then announced we had to pay some left over charges. Which took them even more time to process the payment. After we got the keys and moved in they were quiet. We had a leak and it took about a week for them to send someone over to check it out.

I am currently renting a property via COAPT Agency. I have to say, that it isnt too bad. To be honest, I am quite happy with them, despite all the negative comments and reviews I’ve heard about them. Probably this is due to the fact that any maintenance issues within our property are discussed with the landlords themselves rather than the agency, as I’ve heard that this is the main issue with COAPT. They simply don’t do enough… But since its not the case with me, I am happy about them!

While they are very polite and deal with you on the phone in a professional manner, that is where it ends with them. These people will not return your calls, nor will they even think about looking into your case unless they want money from you. They left our house of 8 without a fridge for a month before they did anything. They do not pass on messages and it gets to the point where it’s almost like they do it all on purpose, because surely a company cannot hire so many incompetent people by accident. Go with them if you want, but you’ll be copy and pasting my comment after your tenancy is over.

The addition of agency fee’s which are unexplained prior to the agreement, almost at random, is an annoyance for a set of students obviously on a budget. The responsiveness to problems is poor, as complaints are almost taken as personal insults, resulting in arguments rather than resolutions. The manner in which students are spoken to as if they are students rather than customers, is a joke.

Once we signed our contract, getting hold of anyone was a nightmare. We went a month with only one fridge (for 8 people) and a further week with no fridges whatsoever. Nothing happened until a parent went down and shouted at them, which resulted in a suprisingly high speed of response. We complained multiple times about various things wrong with the house, things that were wrong when we moved in, which have only just been fixed – 6 1/2 months after we moved in! Definitely would not rent from COAPT again.

We had a dinosaur invasion and COAPT made us fight them alone, The dinosaurs mauled one housemate of mine and blocked the bath :'( They also broke the washing machine making water rise through the sink and leaking from (aparently) the ELECTRIC cooker – COAPT did nothing, they said they ‘might’ (they replied 3 days after we contacted them). The dinosaurs gave us the hoover that COAPT should have given us (courtesy of COAPT – fortunately) but it didn’t work, I thing the dinosaurs broke it but COAPT are refusing to replace it but they expect us to hoover the place – we can’t afford a hoover and in the contract they have said they have to suply us with one. (Dinosaurs may be a metaphor…)

Last year, I rented with MTM. The house was in bad condition when we moved in, but we were in a rush as we were only in Brighton to secure a house for one day. There were 3 unplumbed toilets in the garden, as well as a derelict shed in front of an overgrown mess at the back of the garden. There was also a greenhouse missing about 4 panes of glass, with plants that looked as if they had been dying there for the last 2 years. The ‘conservatory’ was full of rusty tools, wooden planks, a broken blue sofa (complete with slugs, spiders and a collection of bugs that would put a zoo to shame),and had tarpaulin sticking out of the floor. Partway through the year, the pipe from the bathroom (which went through the ‘conservatory’ exploded, resulting in the entire thing being flooded. The oven was absolutely disgusting (despite saying it was supposed to be cleaned) and mould appeared in several of the rooms as the year went on, yet they did nothing about it. At first, we were told to contact them if there were any problems, however they soon got bored of that idea and instead told us to go to the landlord. The shower broke within about 3 months of living there, which then took them forever to come and fix, despite several reminders. One of my housemates had to ask for a bed, as they had just stuck a mattress on a shelf and expected him to sleep there. The mattress didn’t even fit. The garden was in a better condition when we left than when we arrived, and yet they still had the nerve to take money off us for it. They also charged us for oven cleaning when we moved out despite it being disgusting when we moved in there. All in all, do yourselves a favour and either find someone else or live under a bridge. At least that way you don’t expect anything.

When I first moved into my house, I loved it. It was in good condition, the rooms were all decent etc. However as problems began to arise, COAPT failed to deal with them efficiently. We were told numerous times to write our problems in an email, send them over and they would be dealt with asap. I am currently in my second year of living in this house, and problems from my first year freshers still haven’t been resolved. We had a broken shower for 6 months, no light in our bathroom for a year, mould in every room is starting to appear, and our fridge is currently broken and we’ve not heard back. We’ve sent the same list of problems to them at least seven times, so it would be expected that most of them would have been solved by now. When there are viewings taking place, we are sometimes notified hardly 24 hours before meaning that a lot of us have to change our plans around. Some of the agents themselves are not always polite and can seem dismissive when we approach them with any issues we’re having. We had one MASSIVE issue with them, where they tried to take legal action with us even though the problem they were having was nothing to do with us. They withdrew this threat once we had informed our guarantors and spoke properly about it. If anything, I felt that they treated as children because we were students. Saying this, COAPT do offer a wide range of good properties, it’s more the agents themselves that I don’t like.

So basically i came from greece without knowing anyone,i searched for different places and i ended up with COAPT. not satisfied at all,we had no heating for 2 and half-3 months. We called them a couple of times,they would never come to fix our problem. After 4 months of living there,we still have workers coming to finish up some stuff. First days i was there my room wasnt even ready,so i basically was feeling really awkard about it.

The agents at COAPT were pretty useless professionals – I found that the speed at which the agents dealt with flaws in the house pretty abysmal. Although at first, the house seemed somewhat decent. Rust and fungus started to build up and although labourer were hired to attempt to fix the problem – they did a pretty bad job of it and a lot of rust were still left. Towards the end of the contract, me and my housemates did a pretty good job in making sure that the house was cleaned to pristine condition – COAPT still found pathetic excuses to take money out of our deposit. Overall, I would not recommend COAPT.

On choosing to rent with  COAPT, I was very satisfied with the service which they provided. They were both friendly and helpful, and were happy to answer any questions I had. However, my one criticism of COAPT is that once we had paid our deposit, the friendly, helpful attitude changed, but I assume this is to be expected with most estate agents.

COAPT were helpful In most respects, however my main issue with them was when it came to the move out day. They gave us little information In terms of how much money they would take out of our deposit and for what purpose, and overcharged us for things such as cutting the garden and taking out the rubbish. All of which seemed quite unjustified seeing as we had already cut the grass and cleaned the property thoroughly before the move out date. Instead it seemed to us that COAPT tried to charge us for any little thing they could think of, especially when charging us £15 for the removal of a small sticker that was put on the fridge all seemed a bit petty to us. Saying that I’m sure there are better letting agencies that could be used, however COAPT weren’t too bad over the year, and were quite helpful at times. So our only really problems were with the move out. So i would recommend people use this letting agency with caution.

Absolutely dire. The house was in a state when we moved in; from mould to mice to leaking showers and collapsing windows. Our living room window actually fell right out of its frame the first time we tried to open it. They lied to us constantly, and would often let themselves into our house without giving us prior notice. There was glass all over the garden when we viewed the house, and they promised us that they would clean it up before we moved in. 6 months and approximately 15 communications about it, we received the following response from the ever so helpful Adam: “well, maybe you shouldn’t be so lazy, try cleaning it up yourself.”. They threatened to sue us for slander when we told prospective tenants the truth about the house when asked, they did absolutely nothing to help us with any of our problems, and when we moved out, it was a disaster trying to get our deposit back. Worst letting agents ever.

At the star of the contract everything seemed to be above board however once we hit the proverbial fan it became extremely difficult to get the required results form the tent agency such as the legally required fire blankets or fire extinguishers in the kitchen. To add insult to injury once problem where reported they where either ignored or simply blamed on us, above all was the miss explanation and flat out lie involving contract which led to the house having to pay for a flatmate even after they left the house and contract legitimatly. Overall it was not up to standard required of a professional company. Improvement is in order.

When we moved in the conditions were not great however, COAPT have been very effective at dealing with our requests I would use COAPT again but definitely wouldn’t stay in the same house. there has been a few leaks and a general disappointment with the house initially however this was worked out several problems that we asked to be fixed still haven’t however most of the repairs have been performed quickly and punctually.

The house was in relatively good condition when we arrived, but the trouble we had to go through to get to that stage was ridiculous. If you want an estate agent that does most of the legwork for you, avoid COAPT at all costs! Once you give them a deposit, do not expect it back! They were lovely, charming and helpful up until the moment cash exchanged hands, and after that moment they have been extremely distant, cared very little about our problems and didnt even seem to check the houses condition at all when it came to the quarterly inspection. Once the move-in date came around, they didnt even have the right keys for the house, leaving us to stand outside for three hours before solving the problem. Due to these reasons above and many others that havent been mentioned, i would strongly advise you to avoid COAPT.

When signing the contract many promises were made to improve the house before our move-in date, none of which were ever addressed. The house was not professionally cleaned upon arrival however this was promised and we were charged for professional cleaning when our tenancy ended. We encountered endless issues with the house such as rodents, mould and damp problems, an unusable garden. Most of our emails went ignored and we were blamed for many of the problems which we brought to their attention when visiting the house. They offered very poor service, no sympathy for any issues, had no drive to fix outstanding problems and were rude and as a result this experience completely ruined the first year of university. I would highly recommend avoiding this letting agent.

I rented with COAPT last year and I have to say that it was less than satisfactory. We had a lot of problems with the house, they were poor at organising their contractors to come and fix the problems. We had rodents, which apparently was our responsibility to remove, even when there was evidence they had been there prior to our residence. There was mould all though the house and this was not sorted for a long time. We even asked environmental health to come and look at the house to which they reported that the house was inadequate living standards. They sent their report to COAPT who did nothing with this information although they had been told that they had to. When we went to leave the property they charged us for every tiny factor, including things that were already there when we moved in. This was due to the fact that they had undated photos on the inventory. I would advise to avoid COAPT at all costs, however if you can find a nice enough house that wont need many repairs, you will be fine so long as you keep written reports on all contact and photos when you move in and every repair that is made.

Firstly, the house was in very poor condition before we signed the contract but we did so as they wrote in the contract that the problems will be sorted before our move in date. This was not the case as they failed to comply to their own contract and the house was not ready for us to move in. Also we had continuios problems with the property like windows rotting and not closing which took the agents 3 months to address(in the middle of winter). Further more all of the problems and complaints we had were not taken seriously and were left for months. We were spoken down too and often treated very porley. After all of the problems we had they proceeded to keep the 500 deposits of all four residents. As well as all of their additional charges on payment methods ect. We are still having problems with them and our contract ended in August. I honestly and strongly recommend that people do not use this estate agents, they are unprofessional, unresponsive, inactive and care very little about their tenants. Overall they made this year very difficult for us all.

BUT THEY LIE. DO NOT FALL FOR IT. THEY LIED TO ME AND MY FRIENDS IN ORDER FOR US TO RENT THE HOUSE. AND AFTER YOU HAVE PAID, THE NIGHTMARE BEGINS. THEY DON’T CARE AT ALL ABOUT WHAT HAPPENS TO YOU IN THE PROPERTY AND IF YOU WANT TO LEAVE THEY WASH THEIR HANDS. AND IF YOU WANT TO LEAVE, YOU HAVE TO PAY AND THEY BLACKMAIL YOU WITH THE MONEY OF THE OTHER’S TENANTS. TERRIBLE AGENCY, TERRIBLE PEOPLE.
