The flat I rented was extremely well maintained and polished to a great standard, the house had everything we needed upon moving in and the agents have been great with communication

The letting agent is managed by the family (father and son) that own all of the properties. This was really useful because there weren’t any middle men for miscommunication. Our house was really well presented before we moved in but a few things had broken in between the old tenants and us moving in. Generally they were really quick to fix problems around the house. The maintenance men Paul and Tony were really chatty and friendly and it felt like they really cared about the problems and wanted to fix them for us. If we emailed with problems, they’d usually call in the next day to fix them.

The contract took time to sign as the company provided a draft version of contract papers which weren’t right. When we arrived at the house ready to move in around 10 days after our tenancy started (with notice) there were no lightshades, no blinds and it hadn’t been properly deep cleaned. The over had spirals of mould inside and didn’t work. Both the blinds and the over weren’t fixed for weeks leaving us with no privacy and no working over to cook food. We continue to have issues with sorting problems such as the extractor fan in the bathroom meaning we have consistent growths of mould inside the bathroom despite constant cleaning and leaving the window open (which makes the house freezing) We also had a time wheee our carbon monoxide alarm went off because of the new over being fit a few days later. We spoke to the tenancy agent and they didn’t get back to us – turns out they’d been and checked it using their own keys and hadn’t let us know- this was once again leaving us with no oven. They can be lovely to communicate with but seem at the moment to not care about how students are living in their homes and often leave messages on read

We’ve had problem after problem at our house but it takes weeks and multiple follow up texts to our letting agent to respond and sort out the issue

Recently decorated house, excellent standard. Maintained. Everything in working order. Can easily communicate with landlord. Smooth process of collecting keys at the start of the tenancy.

Very poor letting agency. House was in an uninhabitable state when we moved in and we were not able to move in properly on the date we were told despite paying as there was still inventory and cleaning to be done. The cleaning was not done to an acceptable degree and the house was very clearly not very well maintained. There have been many issues with the house and the agent has no sense of urgency for getting our issues fixed.

Throughout my time with Greetham Gilbert, I have been very impressed by their ability to respond to any problems that we have promptly and efficiently- never more than 24 hours do we have the same issue. As far as signing the documents for our house went- it all felt very smooth, any queries or questions we had, it was as simple as messaging them to provide some more clarity. I would highly recommend GG if you’re looking for affordable rent next year and want a letting agent who is responsive to your concerns.

The house was in a poor state when I initially arrived which included one working bathroom, no gas, poor carpet. However, there have been some improvements but am still waiting on one of the bathrooms and shower to be fixed
