X1 Lettings is an estate agent that provide student accommodation in the city of Liverpool. They mainly list properties in the Smithdown Road, Kensington Liverpool City Centre, wavetree and Edgehill. From their inception on the website, they’ve managed to gain 4 reviews. They list their portfolio properties for student lettings on their own company website and Zoopla.
Good location and space. However, poorly managed. No reception so hard to get parcels. Fire exit door was always open and saw a few random / homeless people coming in. I had issues with no heating no smoke alarms no electricity and it took weeks to solve.
Really modern building in a great location. New build so lots of errors, went a week with no heating or electricity or water.
My only advice is do not live here, they are so poor at following up with any complaints, i lived without hot water for 6 weeks which we were told we couldn’t claim compensation for, the flat was also dirty when we moved in and we had to clean it ourselves. My flat flooded twice due to other tenants and they refused to do anything about it or talk to the other tenants. On top of all this we moved out of the flat and left it spotless with no damages and they have tried to claim our whole £250 deposit plus more for damages that they don’t even have evidence for existing.
This Agency is a Complete Joke – Do Not Rent from Them If I could give negative stars, I would. This so-called tenancy agency is nothing more than a cash-grabbing, incompetent, and unprofessional disaster that has no regard for its tenants’ safety or well-being. They lie. They advertise false information and make promises they never intend to keep. They don’t care. Their emergency contact is a fictional service—I had to kick my own door down because they falsely claimed it was working when it wasn’t. They are negligent. They refused to give me a spare key, didn’t notify me of any security changes, and have left my home insecure for nearly four months. They are incompetent. They finally “fixed” my door after months of ignoring me—except, surprise! It still doesn’t work, making the key completely useless. They don’t follow through. They promise to come back and actually fix it, but just like every other promise, it’s been nothing but hot air. And the worst part? My pregnant wife lives here too, meaning their absolute disregard for basic tenant safety has put her in serious danger. Imagine paying these clowns £13,000 upfront for a year’s rent, only to be treated like an afterthought. They don’t answer the phone, they don’t do their jobs, and they don’t care. This isn’t an agency—it’s a scam in disguise. Avoid at all costs unless you enjoy setting your money on fire and living in constant frustration.
