Morgan Douglas is an estate agent that provide student accommodation in the city Durham. They mainly list properties in Church Street, Claypath, Crossgate and the surrounding areas. Very quick to fix any issues with our house, however a pain to contact and did not cover anything that was in the remit between tenant and landlord. Quite obviously a large letting agent, that can take advantage of such.
The house that we stayed in was well-maintained from when we first arrived. There was a good supply of things we might need (e.g. cutlery, two TVs, storage spaces) and we haven’t had many issues with faulty appliances. The few times we have had issues, our private landlord has been quick to sort them out. Overall, I’ve been satisfied with the company
House maintained well, easy to contact landlord and she sorted problems quickly. The agency were mostly clear about when others would look round the house for next year, though once was later than expected. Letting us know when it was signed for next year was also helpful as we then knew there would be no more viewing
Good, not many issues so far. Recently upgraded our kitchen, and added two more ovens, new hobs and a dishwasher. The Concurrent app allows us and Morgan Douglas to track any issues, which is very useful.
After 4 years of living in Durham as a student, I can confidently say that Morgan Douglas have been the hardest letting agent we have dealt with. Although the property itself is comfortable and livable, major works were done on the interior that drastically changed the set up of the property. We were not notified of these works and were offered no explanation as to why when we arrived to move in. On top of this we have had multiple problems with utilities, cleanliness and safety as well as reporting problems that were often left unresolved. We were warned about this letting agent and wish now we had listened!!!
Quick to solve problems and clear communication both prior to and during the contract. Always respond to any questions we have.
For the 6 bed property 54 Hawthorne Terrrace in the viaduct region. Morgan Douglas Pros 1. They are very quick to respond to maintenance requests and willing to listen/fix any issues you may have 2. They fix some issues with the house without us having to ask, and upgraded our fridges and drying appliance quite rapidly after they started showing issues Cons 1. The house was extremly dirty and not cleaned at all when we initally moved in, made settling into the house quite uncomfortable 2. The standard of their maintenance or their cleaning services are not always comprehesive and like to do half jobs or avoid doing jobs properly 3.
Only dealt with morgan douglas as a lettings agent. They were fairly fast to respond to messages asking to view houses. Their process actually securing a contract is where they were more difficult. Our first house we had 48hrs to sign the contract after we had viewed and sent a form to confirm we wanted to sign. However, due to a change in the group we had to let it go. Then we were struggling to get viewings on other houses as 4beds were competitive. They were booking us in for viewings a week in advance and then letting us show up to viewings when the house had been secured (we only found this out after waiting at the house for 15 mins and repeatedly calling the office to ask where the agent was). After taking our own initiative and knocking on the door of houses that were listed on the website, rather than waiting for them to arrange viewings, we found a house we really liked. We called them up, handing in the form to hold it for 48hrs while we got the deposit money and read the contract. However, a day later they called us to say that they had let another group sign? This was very irritating as the slow back and forth communication meant we felt rushed to sign another house, which has been fine, but obviously not out first (or second) choice. Morgan Douglas aren’t actually our landlord, just dealt with the contracts etc. Contracts were quite annoying to access as had to be done through portal. Our private landlord has been great dealing with problems, but I’ve heard that Morgan Douglas have been a problem for friends dealing with issues in their house.
Generally pretty quick in replying to our queries and especially good at maintaining our house during the start of the year with any issues with move in. Provided some additional keys for back gate, and after a council inspection we had renovations during Easter which involved a dishwasher and more ovens and hob space. Yet to finish tenancy to determine whether we receive back our deposit but house was generally pretty clean with move in. Lost a star as sometimes maintenance takes longer than anticipated – perhaps communication between our landlord and MD not great?
The letting agency recently upgraded our kitchen over the easter break providing 2 more ovens, a dishwasher and increased number of jobs. They did this without disruption to the inhabitants, but they did leave the kitchen in a mess with dust everywhere.
Sometimes ignore requests when put into system or do not fix entirely. But overall offer reasonable support.
They provide an app which you can submit a ticket for maintenance through, they usually schedule in an appointment close to the ticket submitted, but the first appointment and second appointment tends to be far apart. Also sometimes they give you an appointment date but don’t show up. The contractors that come round have always been friendly and get on with the job. Any major problems get sorted quickly (I.e. shower not working)
Flat was maintained well, communication was excellent from the company and had no problems throughout the year.
Good student housing overall. The property was in good condition and suited our needs throughout the tenancy. The letting agent was responsive and helpful whenever we had questions or maintenance issues. Communication was clear, and any concerns were dealt with promptly. We also received our full deposit back at the end of the tenancy without any problems. Would recommend.
Our agency responded to any problems we had pretty quickly and kept the house in good condition throughout our 2 years living there.
