Pavilion Properties are an estate agent that provide student accommodation in Brighton. They mainly list properties in BN1 and BN2. From their inception on the website, they’ve managed to gain 42 reviews. They list their portfolio properties for student lettings on Rightmove and OnTheMarket.
Nothing clean when we had arrived. Takes ages for everything to be fixed
Had a really poor experience. There hadn’t been a proper attempt to clean the flat when we had arrived so we had to do it ourselves. The property manager however is lovely and comes around regularly to assess problems, however it still takes a while to be sorted
For what the property is the price is too high, even by Bristol standards. When we moved in the cleaning hadn’t been done properly so we had to clean further, especially under beds. Lights weren’t fitted properly. The fridge wasn’t working and there was a horrible stench coming from it.

pavilion have been very helpful with all of our issues in the house, they usually come to fix any issue within 1-2 days.
Horrible experience with this agency; at the beginning before signing the contract, all of the staff were welcoming and very helpful but as soon as the contract was signed, they’ve started to change their ways and become horribly rude. I have had a few damp/mould and humidity problems in my house and they would take ages to send people over to assess the premises. And after that, they’d take even longer to finally make a decision what needs to be done and when. It took me only a few months of despair in that house, to finally decide to not live there anymore and find a replacement. If not, I would have kept living miserably all the way through the end of the contract. NEVER GOING TO RENT WITH THEM AGAIN.
Before the contract was signed, the staff were so nice and helpful, but as from the moment the contract was signed, they didn’t bother anymore. Didn’t bother to send emails reminding what was due to pay before the move in date etc and the house was all damp and smelly and the agents wouldn’t do anything helpful except getting the council to prove me wrong, however the council did approve of the dampness and asked for work to be done, but the landlord would just not budge and make adequate work. After staying there for about 5 months and getting mould all over my items and after long back and forth mails to the agency, that was it for my mental state and my physical health and I decided to leave this property. Even though it is arguable that the agents couldn’t have done much because of the landlord’s decisions, I feel they could have done much better for a students welfare and wellbeing.

Overall Pavilion have been good letting agency to rent from the house is average in good location. The house has not had that many problems which is good.
Awful service, awful landlord. Firstly, we were told we could move out after 6 months which was a lie, we were tied in to a 12 month contract. The landlord also took a very long time to respond to any inquiries that were made. The house was falling apart and infested with mice. The landlord often claimed that we were lying about issues in the house which made matters even worse. All round awful experience, I cannot recommend enough to not use this company to rent, buy or do any business with at all or the landlord David Cross!
Gets really cold in the winter, due the single glazed windows. I think you need to change all the windows before someone gets ill

Slow to respond to problems ignore calls and emails you fee like your being treated like a child despite paying so much money. Overall there not too bad but they could do a lot better.
You have to chase pavilion properties to get problems sorted, which should not be the case because I’m a paying customer. The house is not great however it is in a good location, I would not rent with them again.

Rude Staff, no action taken, house was falling apart from the beginning, they did nothing unless it was an issue that was going to damage their property. What I mean by this is that it would take a flood or fire for them to consider repair work and even then it was just a temporary solution and a quick fix to get the property viewable for the next tenants. I feel sorry for the people that move into that house. They were threatening, sent contractors round that attempted to intimidate us and most of their staff laughed when being asked to view the problems. They lied about damp and tried to say that it was a normal smell like I have never lived in a house before. Condescending and ignorant as well as unreliable and inconsiderate. They were amazing up until the moment we signed the lease.
Constant issues with the house, beginning with a delayed move in date. Which we were never reimbursed for. Problems with mould , damp, overflowing sewers and cheap fixtures and fittings that constantly broke. Repairs few and far between, We left the house clean as we found it, with fair wear and tear to have hundreds of pounds taken from our deposit. Oh and was threatened by a member of pavilion staff, to intimidate us into not complaining any more, definitely the icing on the cake.
They are slow, unreliable, rude, useless and do not communicate among their staff. Doors and handles were broken on move in. The place had not been cleaned. Extortionate rent that they did not monitor so would always be harassed about it being late when it wasn’t. Cannot wait to have the lease end so can escape them. Avoid at all costs.
The service was good for house viewing. However, after we’ve paid for the agency fee, they didn’t do any helping for us to contact the landlord to solve the housing problem.
From the offset they delayed in sorting out the contract for the house, there were a number of tasks that had to be carried out before an inspection by the council for example the fire notice not being put . They were generally slow in doing things and it would require numerous phone calls for them to be done.
Where do I start numerous times been fobbed off with ‘the person you need to speak to is ill/busy/ has left complete ignorance of any issues they have to get off their backsides to sort!How these people make a living I do not know! Stay away
So frustrated with this company as a whole very unhelpful when it comes to explaining how their contracts work, contradictory information arising from poor communication between them, always late to provide information. Just bad overall.
Instead of fixing problems or trying to atleast they will just ignore emails and if you called they will say we will email you and they never will. They are always willing to ask for money but when it comes to the deposit they are holding they will do everything possible so they dont release the deposit. From my experince the worst agancy.
I used this agency to let a flat out. Paul Skeats lied to me and ripped me off. They afe dishonest rather than incompetent.
