Oakman Estate Agent are an estate agent that provide student accommodation in the city Birmingham. They mainly list properties in Selly Oak, Fiveways and Edgbaston. It’s easy to call them and sort out problems but U don’t think they professionally cleaned my flat at the start of the tenancy..
They were very quick and efficient in helping is get a house. Provided us with ways to get the utilities in with the house and were thorough with the paperwork

We don’t really see oakmans at all. They do not respond to our maintenance emails and send us too many irrelevant emails rather than helping us. Once they sent us a threatening email for being 1 day late for a 30 pound payment to which they blatantly lied and said it was an automated email. Overall they are fine as most of our communications are with our actual landlord who comes out to fix stuff but they are both just slightly incompetent
Good price for a 6 bed with en suites, however maintenance issues are generally very slow to be fixed.

The process of initially getting the house in first year was really great and easy, they ensured we looked at many houses and were satisfied with our house. The moving in however was not that great, they took a while to respond to our needs in terms of solving problems within the house and they just weren’t that kind when faced with issues of like late payments just bc we’re literally students and it was out of our control in the house, very hostile. If you can go with another company just do, but not bad if you have no other choice x
Love the house, landlord is great and solves problems quickly. Oakmans made it really easy to look at houses and then sign.
Were good with the signing and contract. Provided a detailed inventory that we were allowed to ammend. Were difficult to get hold of for maintance needs but when we had a major leak sent someone out of hours. Seems they would only sort out issues if there was an emergency issue. They tried to claim our deposit for items that were in the inventory that they had put inside a rubbish bag, claiming it was waste removal. On emailing this they did rectify the issue but felt like they were attempting to scam us of our deposit.
Very pushy to make us sign the house contract and when living there were difficult to get in touch with regarding utilities that needed fixing. We also had a few leaks through ill fitting doors and windows that grew mold and they refused to sort out the issue or contact the landlords.
Oakmans have been good at communicating with us and making sure our living conditions were good. However, upon signing the contract, they have had multiple errors even if the tenants have completed the form rightly. This has made the signing of the contract long and rather difficult.

Oakmans have generally maintained the house well and been helpful to notify our landlord with any issues that we have, getting them fixed fairly quickly. Despite this, before we moved in the process of signing the contract was more complicated than it needed to be and there seemed to be uncertainty within their team even when the correct information was given. There had also been a mistake earlier on in the year whereby they sent an email saying another payment was due when we had just paid.
Problems took a while to be solved. There were so many problems with the house, involving mould, mites, lack of heating and plumbing issues within the house that the agency gave up and passed us on to the landlords. Any issues we had they refused to help with after this point and we were extorted at the end of the year at the expense of the terrible building work
Don’t get back to you on time at all. My shower has not been fixed for months despite reporting it and complaining. Do not recommend
Overall, my experience with Oakmans Housing Agency was positive. Although there was some initial confusion with documents not being sent on time, the team were helpful and responsive when issues were raised. They took the time to explain things clearly and were supportive throughout the process, which made everything much easier in the end.

We have had many issues with Oakmans. Firstly, to begin with they were quick when it came to maintenance requests but over time they have become awful. We have had a broken washing machine for months on end now. They have tried to fix it once and since have not helped us with it at all. One of my housemates has had problems with her blinds since September and this issue has still not be resolved in February. Their communication is also terrible. They signed our house away when we were under the impression that we were in the process of renewing our contract and then did absolutely nothing about this leaving us scrambling to find a new house. In conclusion avoid Oakmans and do not use them!
Oakmans communication with tenants is abysmal. In regards to repairs, renewing and even signing contracts.
Oakland have been so useless. From the start of the contract before we had even moved into the house they constantly messed up paperwork and costs of our house. Once moved in we had many problems with the house such as lots of mould, broken washing machine, fridge leaking water, broken blinds etc. with all of these issues they took weeks to fix. They also allowed another group to rent our house for next year after saying we want to renew our contact. Would absolutely not recommend.
Oakmans get a lot of stick for not being great but I actually found them fine. They were good at replying to emails and as long as you didn’t complain too much all was well.
Do not give them your number. They will never leave you alone even if you say you have dropped out of university.
Oakmans are very good! But there is still room for improvement. They helped us get our house, a place that we enjoy. However they can improve by being slightly more organised, especially revolving around sending and completing documents and minimising errors on their behalf, which have unfortunately been a bit common over the last year, but nothing that can’t eventually be fixed.

I live in an oakmans house in Selly oak and when I first moved in had no bed and an unusable bathroom and after nagging for a week before I moved in I got a new bed and after a few weeks they ended up redoing my bathroom. They get stuff done eventually you just have to stay on top of it.
They will try to take as much money from you as possible, you won’t get your deposit back. A replacement key is ~£50 and an emergency call in can be up to £180. They also are not very good with paperwork and will make you resign the house document 10 times and try to gaslight you into it being your fault
oakmans take a long time to reply to maintenance requests (we are still having issues with washing machine and there is so much fencing in our garden from where they ripped the old one down and still haven’t come to remove it).
Very fast to get paperwork out. However it is full of errors that they repeatedly amend through the year and then make it seem like it’s your fault for not resigning it straight away. Very frustrating and lose documents often.
Initially looked for houses with Oakman’s estate agents, and they priced the house we wanted to rent at £10 more per week compared to other agencies where the house was listed. We told them that we had found this out, but they weren’t willing to match the rent price. We ended up having to let them keep our holding fee (£200 per person), and renting with House Hunt instead.
The house we got is good at a reasonable price. There was a bit of confusion when it came to when to send the deposit, but other than that it was alright.

Jake is a great estate agent, our house have loved him since the day we met. Amelia left her phone in the vehicle so she should be more cautious of that in the future. However, oakmans’ service at times can be slow, especially considering reports like broken washing machines.

We completed about 4 or 5 visits to houses and the knowledge on the property’s was really good. We were given an insight what would suit us best before we left the office, but given time to make our own judgements. We were happy with the condition of the house, and all key assets looked good. Was maintained fairly well with okay response times to reports. However when it came to the deposit at the end they hadn’t given us enough information about the scheme it was in or any login details to claim it back. Eventually I complained and got it set up. They also tried to take off tiny scuffles on walls and bed stains which were there when we moved in. Luckily I had taken photos of them all and they were noted in the inventory they sent originally. However this was too time consuming and all done by me which I believe shouldn’t have needed to be done in the first place. We did get the deposit back in the end without these deductions.
The maintenance wasn’t great, house didn’t arrive in a great state was left dirty. For a uni house it was ok.

Oakmans have been decent at responding to issues, however we have had a continued issue concerning our windows which took them 4 months to sort out. Lots of our appliances have been faulty or short circuiting, with mould being a constant problem in our house.
