There has not been any issues to report to them or landlord, always communicated when there was to be a viewing in a timely manner. Full deposit back following moving out, but have remained in the same house for two years! Only issue was renewing the contract when we wished to remain in the same house, but eventually worked out.

When issues came up, such as problems with the toilet, heating, and shower, they arranged repairs very quickly and everything was resolved smoothly. The only downside was their slow response to a rain leak, which took much longer than expected and was frustrating Despite that, they’ve been reliable overall, and I’ve been happy with the service. They explained (depending on property) what the property came with, what the landlord was like and whether we would sort out maintenance through the landlord or the estate agents. Property solutions (PS) were awful when it came to maintaining the house. When we first moved into our house on Harrow Road, three bed frames were completely broken, wardrobes and a chest of drawers were broken, there was severe mould towards the back of the house and backdoor, plus a number of other minor maintenance issues. It was clear that the years prior tenants did not treat the house particularly well (as PS told us when they apologised for the unlivable house four days after we had moved in and told them) however PS made little effort to correct it. Compounding the problem was the issue that they were difficult to reach/ long to reply, but not only the fact that we could not contact the landlord directly. All our communications about the maintenance of the house had to go through the woeful PS ‘maintenance application’, which usually seemed to amount to nothing. The cherry on the cake is that they have since corrected the festering mould enveloping the back door, by simply painting over it. The mould is still visible through the paint. ‘By hook or by crook’ is a common idiom developed in the late 14th century to mean to take something by any means necessary. It is clear that the Crooks in Property Solutions mean to extort struggling students by continually raising rents and offering little in help of communication or attentive maintenance to even attempt to make up for it. Down with Property Solutions.
Minor issues with house but fixed mostly pretty quickly, good customer service. If there are any issues in the house it’s very easy to contact them through the Whatsapp chat rather than having to email them.
When trying to let off this company, they were clear and transparent+ easy to use initially to find/deposit on the property. Some confusion with document signage and whether property was actually ours, but overall not a bad experience.
The agency left a number of problems such as broken bed frames and damage to furniture and walls from previous tenants. When asked to replace broken items; they were fairly prompt on most things, but it took 4 months and us explaining to them that people weren’t renting the house because of it for them to cover the damage to the wall. They communicate well with the tenants when you ask them direct questions.

They are quite slow to reply to worries or issues on WhatsApp and don’t give enough time for house viewings as some of the house do interviews and they come in while doing it.

We deal with the landlords, not the letting agents, however they are very difficult to deal with. They respond very slowly to issues we have such as leaks in the ceiling, and persistently have not fixed them to an acceptable level. They changed our locks as they lost their set of the keys and then found them again. They have given builders from another property access to our side alley, which is consistently left open, clearly a security threat. Before moving in, it was agreed the house would be clean, however it was grimy when we arrived. When we questioned this, they offered a cleaning service we would need to pay for.
