Kendrick Property Services – Student Reviews On Letting Agents

The housing agency have been quite good at the start of when we moved in of fixing anything wrong such as the leak in the roof and have been very good at explaining payments and responding. More recently there’s a few things they have not fixed but I think this may be due to lack of communication maybe between them and the landlord so may not be there fault. Ultimately the house is nice and their a good agency.

They were helpful, although they gave us little time to agree to things etc, even tho we have consistently done things correctly in the past they still texted and emailed us everyday when we hadn’t done something immediately which was very annoying. However overall they were professional and helpful.

The most horrible and pathetic Property service that I have ever come across. Any opportunity that you get to go with another agency in Brighton definitely go for them and avoid these people at all costs. At the beginning of my tenancy, I noticed that the garden back door did not have sufficient security/ lock. The lock used was a ‘barrel bolt lock’, it was located at the top of the door so anyone could easily slide the lock to the side and enter. The property was so easy to get into and when I told them about this they did nothing at all. My housemates and I (student house) DID NOT feel safe in that house and they did not care. The back door into the garden and kitchen door can easily be accessed by any stranger walking along the alleyway beside the house (it was an end of terrace house). Seven months later, their ignoring my worries about the insufficient lock on the back door came back to severely affect me. One evening, someone broke into the property via the back door garden because there was no sufficient lock put into place. This severely affected me as I was approaching the last few months of my undergraduate degree. I had to pack up as much things as I could and leave the house to go back home immediately. The police were called and when I told the agency the whole situation they STILL did not change the lock. This horrible experience severely affected my university studies and my ability to complete my assignments. Whenever they were presented with the opportunity to do the right thing they chose the useless and pathetic option. Kendrick Property Service is horrible. If you let from this agency you will be jeopardising your safety and possibly even your life. They are solely responsible for all the trauma I faced towards the end of my university degree/experience. Avoid, Avoid AVOID!!!!

Kendrick have been slow to respond throughout my time renting with them aggravated by the fact the house is in such poor condition. Mould throughout house and broken furniture that broken when we moved in not the best experience overall.

Awful house – not kept up to stand – damp – mould – etc as per the other cmments

Had a great house for my first year at University, however the agency were slow when dealing with problems. Even when they did come the work was carried out with no conviction leading to the problem reoccurring. Overall Kendrick were OK not the worse agent but not the best.

Rented from them last year would not recommend them to any student in the Brighton area.They never ring back or respond to emails and it takes months to get things sorted through them.

House is generally habitable, although problems that apparently were going to be resolved succumbed to bad organisation and timing or simply haven’t been addressed. Another odd practice involved a sub-contracted company that was employed to take photographs of the house in order to comply with the inventory/contract yet this was done without the full awareness of the tenants. As mentioned above, certain problems with the house were addressed and dealt with while others continue to be ignored. Agents themselves seem okay, but organisation is severely lacking.

I feel the service that Kendrick offer is of substantial quality but at times this quality can be found wanting. Some problems experienced with the house weren’t rectified as quickly as they should have been, with Kendrick at times not fulfilling their promises. When these issues were addressed, they were usually done to a certain degree, only for these problems to arise again later on. Overall, however, I feel that Kendrick do offer a sound service at times but they need to be more attentive when addressing their tenants.

Generally pleasant service from the agents themselves but in terms of getting things done they can be quite useless. Have had problems in the house since we moved in and, while some have been seen to within a few days to a week some have never been adressed dispite several e-mails, phonecalls and visits to the office. The handyman service that is brought in seems to just provide terporary fixes – which leaves us with the same problem later on. Poor communication between agents and tenants (exept when calling to collect rent). What’s sad is that kendricks is one of the better letting agencies that i’ve delt with. Better than BrightonAccommodationAgency at least.

We rented a property from Kendrick, and they made sure to hide problems which would have stopped us from renting the place. Toilet blocks up a lot, slugs can get through the kitchen door, which now wont open. Damp and mold in multiple rooms. Our fridge freezer broke and was replace with one that would not fit into its old spot, so now sits in the middle of our living room. The lock on the front door also breaks on a semi regular basis, and always takes some time to fix. In fact all problems have taken a long time to fix. And the Mold and damp has never been addressed despite much complaining for a long period of time. Kendrick do not always give us 24 hours notice before taking a viewing to our house, and sometimes turn up with no forewarning. All in all i would not recommend Kendrick, and would suggest you avoid at all costs.

5 bedroom house. Soooo many problems, one of which was addresed the next day (nicely done!). But the rest of the problems have been mentioned several times, with no response from the agency. Garden in bad shape when moving in, copious numbers of woodlice and slugs, mould in the bedrooms. Other than the above, agents are lovely, flexible with one of the tenants’ arrangements. To summarise, we’re staying with Kendrick for another year, purely because it’s simpler.

Had a great 6 bedroom house last year however had a few problems with it, problems would come up and we would let kendrick know and they would send someone over to fix the problem but it would be a patch job and would occur again a few days later. Beware the house when tenancy is over has to be left in the way it was given to you I.e professionally cleaned other wise a large amount of your deposit will be deducted, also they are very strict when coming to check furniture so don’t leave anything in bad condition again large about of your deposit will be taken. I would not go back to kendrick again.

Generally an ok service is given, the house it self is poor quality, with mold in most of the rooms, they are quick to response to problems and within a few days someone is around the house to fix the problem, however its normally a patch job and within the next few days the problem has arisen again. still a good service overall
