Absolutely the worst student letting agency in Brighton!! Never experienced anything like it, from before we moved in we had so much hassle with the property managers and the genera employees within this company. The communication was so terrible, and upon moving in discovered they had lied to us about a whole number of things being refurbish and replaced, making t very difficult during the first few days / weeks of moving in! Second to this, they are absolutely awful at responding to problems, having gone weeks of not months now without our property manager responding to us and the issues that lay throughout the house. After living in Brighton for 4 years now, this is by far the most expensive (including all of their unnecessary fees to do with moving in and checking if banks etc – never ever had or heard of this before such a scam), as well as being by far to worst agency and group of ‘agents’ and ‘property managers’ around this area. Not even slightly worth the risk of your time or your money.

Home Leasing is by far the WORST letting agents I have used during my four years in Brighton. We were promised several months before moving in that several refurbishments would be made before moving into the property, none of which were completed by our move in date. It took numerous phone calls and emails, waiting for contractors who never turned up, and contractors who all conveniently “fell ill” each day they were meant to arrive. I took months till the works were completed. The agency were not proactive in chasing up contractors and there seemed to be no sense of urgency when dealing with problems. I’ve also found several of the people I’ve spoken with on the phone seem completely clueless and often rude not only to me as a tenant but to my guarantor. They agency seem to think that students are incapable of paying their own rent, requiring that the money be paid from the guarantors bank account. I found this insulting and extremely patronsing, especially since they were the ones who were incapable of getting anything done on time. DON’T RENT A PROPERTY WITH THEM, I have never had such a bad experience with a letting agents!

They tried every method possible to charge us up the ass for the house. They will smile and lie to your face. They claim they aren’t evil- which is the first sign that they are. DO. NOT. HIRE. There are agencies that are way better and humane in Brighton, or even others who at the very least do not have the gall to trick you for your money.

THE WORST!

So when we arrived in our house it was admittedly a tip from the previous tenants, but homeleasing lied to us and said they would refurbish everything (bath falling apart, broken door handles, uneven flooring, dirty carpets, stained walls, no curtain hooks/installments, and there was LITERALLY A PILE OF 100’S (OR THOUSANDS) OF DEAD FLIES IN THE KITCHEN). Not to mention a hole in the first front door, no lock for the gate at the back etc etc. We knew the house was a bit of a state when we got it, but we expected a vast improvement and also expected some sort of gratitude to the way we left the house, because it was in far better condition than we ever saw it. However, that was not the case, upon leaving the house we’ve been hit with a whole raft of cleaning fees, some of which are definitely from the old tenants. Worst of all when we try and dispute this they say we have to come into the office as they can’t email the photos – and none of us live in the city anymore (which they know). All in all – DO NOT TAKE THE RISK – THEY ARE CROOKS!!

My Experience With Home Leasing

I was tenanted a stunning flat in Brighton through Home Leasing’s Brighton branch. However the experience I’ve had dealing with them was far from stunning. During my lease of this flat, I changed jobs and found myself getting paid on different day than usual, therefore my direct debit was unable to come out of my account,. Home Leasing very quickly sent out a letter explaining that my rent was in arrears. Not once did they try to contact me via phone or email. They sent a letter out immediately which is charged at £30 per reminder letter. Now due to circumstances and family residing in South Africa, I needed to end my lease, I had recently signed for another six months, but due to the paperwork having not properly gone through I was able to bypass this and leave earlier. I agreed that my leave date would be the end of August and I returned the keys and forwarded my closed accounts to the agency so they could refund me my deposit. Sadly, they have charged me rent until mid September even though the agreed was until the end of August. Upon receiving my “check out” email however I was bombarded with a heap of unexpected fees, such as; the additional rent charge, despite the fact the property is currently vacant and I am living on another continent let alone another country. The “arrears reminders/ tenancy renewal fee” £126 for all the letters they sent to me before trying to contact me via phone or email. The additional rent they are attempting to charge me. An early termination fee of £360, this figure was not once explained to me. A “cleaning” fee that is TBA and finally, a “check out fee” of £60. To top all of this off, Home Leasing are incapable of answering their phones or emails. And if you ever find yourself in the unfortunate position of being in arrears they will not contact you to ask you how you are doing and what your situation is they will simply send an email with a Microsoft Word document “explaining” all of your arrears with plenty of duplicates!

You might see the other reviews here and think ‘maybe we’ll be lucky’. You won’t be. This is an awful company with awful employees. Incompetent, unhelpful and rude from top to bottom. The one star is only there because it’s a requirement. The handful of positive reviews you see here are clearly fake also as they only have one review and no information. They’re all smiles and sunshine when they’re trying to get your money but then as soon as you’ve put your name down they couldn’t care less. Their referencing process is farcical. They demanded 5 different references and a guarantor despite the fact that I’m in full time work. By the end of it they cancelled our tenancy agreement two weeks before we were due to move in on the basis that we’d ‘asked too many questions’ of the contract. They even had the audacity to make it seem like it was an inconvenience to them and of course no apology which would have gone at least some way to making up for the situation. There are plenty of reputable letting agencies in Brighton or better still find a private landlord. This sham of company shouldn’t be operating. Please don’t make the mistake of giving them your custom, you will regret it. I’m just relieved that we didn’t end up having them as our agency.

Avoid – too expensive

Be aware that you are required to PROFESSIONALLY STEAM CLEAN your carpets, which will cost you about £40 per person. A check out fee of £10 pp is also required (taken from deposit). Any blu tack marks? £30 per room! Gardens have to be perfectly weeded and grass cut or you’ll be charged for a gardener. They may also try to charge you for damage already done to the property. Slow at responding so deal with the landlord direct. In all honesty, you cannot avoid deductions from your deposit and they’re rude and patronising. Try to go with a private landlord or a different agency (not MTM either!) Oh, they also turn up at your door without a 24h notice saying there’s a viewing when no one was contacted! Sorry Home Leasing, as a first time renter I have lost the confidence I had in agencies.

The house itself is average certainly not worth what were paying in rent. Home Leasing have little to no respect for students. Any issues that have come about have taken too long to be resolved. Not the worst letting agents out there but far from the best.

Crooks! Avoid this Brighton agent like the plague (you may catch something similar after living in one of their damp / water damaged properties & breathing in a ton of plaster flakes!) Poor property condition, staff unresponsive and do not call back or get the problem sorted out, don’t seem to care about your living condition. Then take all the deposit they want when you leave without showing any evidence or receipts for the supposed work completed. Management don’t acknowledge your calls or emails & pretend to be in meetings / on holiday (I know this as had a friend also call to speak to the same person & staff gave different explanations for why they couldn’t take the call… Property Manager Paul Wilson may be a fictional character for all I know!) I feel sorry for any genuine staff stuck working for these jokers & hope they consider a move to a more legitimate customer focussed company where their conscience about how they treat other human beings is clear. No wonder estate agents rank in the top five most hated professionals – Homeleasing gives agents a bad name, do not use.

Not the greatest tenancy the house has had multiple problems which have been on going for months. Some of these issues still persist however the house was in a good location for university.

high agency fee’s with very little help. Took alot of our deposit for “cleaning” and stated that they didnt have to give receipts for the work they said needed to be done, but they could charge us anyway. I have heard this about home leasing from many students!!!

When we viewed the house we were told that all the problems would be fixed by the time we moved in and unsurprisingly, the were not fixed at all, just well hidden. Mould all over the house making breathing in my room unbearable. Every time we contact them with a problem they say ‘oh we will get someone else to get back to you’ and we are left waiting to hear from them until we contact them.

Overall these agents are not the worst I have dealt with. However, we had a lot of problems with them and the house we were in I would not describe as fit for purpose. We were very naive when we chose the house, we had just left halls, and for this reason I think we were slightly exploited. The main problems we had, were the single glazing and flimsy back door, (A burglars delight!) the house was COVERED in damp which irritated my exzema and the overall condition of the house was falling apart. They were very slow to respond to problems like these and some problems were never sorted at all, for example the damp problem was just painted over, which never actually solved the problem and i had awful, inflamed skin for the duration of my tenancy there. They responded very slow to problems like rubbish falling down a gap by our window and when they finally did people would just turn up unannounced and do a half-job most of the time. At one point some of our cupboard doors fell off, due to being so old and rotting, and they were just left for the year! I also found them difficult to contact and at times very rude. For example, our deposit took ages to return, I then had to thraten legal action. However, I do feel they gave us a fair amount back and did not deduct unreasonable ammounts. It is also worth mentioning that we were paying a low amount, and we did choose the house. I do feel, though, that the agency could have dealt with us better instead of always blaming things on the landlord, who we never even met. I do not know what it would be like to rent a better property with these agents as it was mainly the quality of the property that was the problem. However, i do not feel that they dealt with any of the issues we had appropriately and therefore, I personally, would choose a different letting agent if I was to rent in brighton again as a student.
