Clever Student Lets are an estate agent that provide student accommodation in Plymouth. They mainly list properties in PL4.From their inception on the website, they’ve managed gain to 71 reviews. They list their portfolio properties for student lettings on Zoopla, Rightmove and OntheMarket.
Did not have the greatest experience with Clever. The booking process took a long time and I had multiple emails threatening to give my room away even though I had completed all the necessary documents. We were never showed how to use the alarm system properly or turn it off and our smart meter was broken the whole year. My housemate also had mould all over his room all year and it was reported multiple times and never sorted out properly. On the positive side, the house was really nice, the rooms were cheap and it was really close to the uni
Good experience overall with some minor bumps. Letting agent Ellie was lovely and showed us round lots of houses, finally picking one we liked with a lovely landlord. The issue came with after. First the price of the house went up after we had signed, annoying but manageable. Then one of our friends had major issues because Clever had done the admin wrong for her guarantor. Our invoices are pretty much always late too. Their admin overall has always caused us issues whether it was payment or forgetting to book the plumber. But overall, we like the house and haven’t had extreme trouble.
Had a really bad experience with the maintenance team, there was a mixup with the fridge being delivered and the landlord sent us the wrong date and had as go at us when no one was in. It leaks everywhere and there is not enough space for 5 people. Not helpful and do not recommend
House was maintained in good condition and there was good communication with them which made it easier to report any problems
Stayed with in my second year and genuinely awful. Communication is so bad, like genuinely so bad. They didn’t help me with things like bugs and water damage.
The house was okay, but definitely not worth the price. It looked better in the photos than in real life, and some of the furniture was quite worn. It was liveable, just a bit underwhelming.
I do not recommend clever at all. I spent all year with black mould growing in my room to the point it may feel ill. It smelt all year and every time I reported it they told me to open my windows or try and clean it but it kept coming back. I even had mould grow on some of my clothes and I had to leave as soon as I was finished with uni because I could not stomach it anymore. Apart from that, the house was in a good location and had a great lounge but the mould overshadows everything
House has rat problem that hasn’t been fixed all year. Landlord has also tried to claim money for damage we didn’t do.
They are always very quick to help us if we have any maintenance issues and are very understanding regarding payments if our student finance hasn’t come in

Not even worth the 1 star I have given. DO NOT GET INVOLVED WITH THIS LETTING COMPANY!!! It is not worth the headache. We first started looking for a flat in April 2021. In the beginning everything seemed to be ok. However, as other reviews mention as soon as you sign those tenancy documents, you are in for a s**t show. In entering our property for the first time in September 2021, there was a disgusting mould problem in the bathroom. We were told prior to moving in that this would be dealt with as it was picked up on in our viewing. However, obviously like most things with clever student lets – that was a lie!! We reported it through the maintenance portal multiple times. Eventually after 3 weeks, someone from maintenance turns up at the door with a SPRAY CAN OF PAINT 😂. He literally spray painted over the mould on the ceiling and did not make a very good job of it! My partner walked into the bathroom and could not believe that they just sprayed over the mould. As expected, the mould returned a week later. We took matters into our own hands and had to fork out for a can of bathroom paint and an anti fungal paint additive to stop the regrowth of the mould. We probably spent 4 hours bleaching the bathroom ceiling to kill the mould, waiting for it to dry and then painting over the mould. After this ordeal, our fridge freezer broke. We immediately rung the letting company to let them know it had packed in. They told us they were sending someone that day. Obviously again, this was a lie as most things are with them. We called to ask where our new fridge was multiple times. We were met with endless lies once again, telling us that it was coming on that day. We lost over £100 of food as a result. My partner was getting very fed up. They hung up the phone on him multiple times which was just so rude when we pay them a lot of money for our property. Almost a month later, a brand new fridge turns up while we were out. NOT HAPPY AT ALL
If you want to live in a broken house covered in mouldy filth being ignored by your landlords for months then I would recommend clever lets 10/10. I came to see my house 3 weeks before moving in and let the landlords know about several issues immediately, a broken window lock was my biggest concern being as I live on the ground floor just off Mutley (scary!) the kitchen table was broken, draws broken in kitchen and my entire chest of drawers in the bedroom was broken. Fast forward 3 months, multiple maintenance reports and several angry emails.. not 1 issue has been fixed. My flatmates room had a leak and became covered in mould within days, making it a massive health hazard, so she moved out (initially just until the issues were fixed) and clever lets not only did not provide compensation for her having to move out but also won’t let her out of the contract, so she’s now paying for 2 accommodations because it’s not physically safe for her to be living in one of them. They’re also really rude over email, I’ve been ignored so many times and every complaint they bother to reply to: I’m told to wait for the maintenance team to “get round to it” it’s been 3 months and I’m still living out of a suitcase???? They have 12 properties of 16+ tenants each and FOUR maintenance staff???? Sort it out!!! The rooms were also cleaned very poorly before our contract started; mould in the showers/bathrooms, hairs left on the bed. Just a complete lack of consideration. 3/4 of my flatmates cried the day we moved in because it was so bad lol. Stay away from Clever Lets !!!!
We looked at our flat in December 2024 to book it for the following academic year. They said it was being renovated and all work would be completed by the time we moved in. When we moved in none of that had been completed and wires were sticking out the wall. My friend next door had a huge leak which caused black mould and led her to getting bronchitis where she ended up in hospital. We contacted the company they didn’t do anything other than take 4 weeks to give her a dehumidifier. The floor boards in the hallway leak. We didn’t have wifi for a month as it didn’t work which also means our tv doesn’t work. They told us it’s because we don’t have the correct password but it connected just didn’t work. We never had cold water. They didn’t tell us that our bills were “all inclusive” but had a cap on it. We also live in a big building so you can’t really tell who used what. We weren’t provided with a hoover or necessary cleaning items which should have been provided. Most rooms also have started having leaks. They also don’t provide parking or drop off spaces to move your items in. We don’t have a secure mail room or letter box so parcels go missing all the time.

Wouldn’t recommend. Both myself and friends have had consistent bad experiences with communication and state of housing since being tenants.

The workers were fast with replacing our utilities. However, there was lots of things not working in the first place which has been really inconvenient. Additionally, when people show up to fix things it’s often without notice.

Mixed bag with clever. The house is lovely, good location, very large rooms. The landlord is decent enough, fixes small issues for us e.g. replaced the WiFi and has been communicating. House was very clean when we moved in. Unfortunately the issue lies with Clever. After we picked the house they informed us of a rent increase. Whilst choosing the house we had a wonderful estate agent Ellie, but every other member of staff has been quite rude and incompetent to be honest and I don’t say such a thing lightly. It seems like everytime you ask them politely to do their job they get annoyed and offended. The invoice is never once sent out on time and then they have the nerve to tell you you’ve “paid late” if you pay it the same day as they send it. Rent is due on the 6th and they tell me they try send it by the 1st so I can get the invoice number but alas I had a very rude accountant telling me my rent was late and when I checked they’d sent the invoice on the 16th of that month (over 2 weeks late).. They didn’t even want to admit they’d made any mistake the blame was put solely on me. I just don’t have any time for incompetent people. Sorry.
This company is very unprofessional- my housemates and I have have multiple issues with over the phone behaviour and how they have felt with our concerns has been either very slow or they have been very rude. Currently 8 months into living in the property with this agency and not once have they sent the rent invoice on time- it is only when we ask for the invoice we receive it, and then we get emails saying we haven’t paid on time (which won’t be possible as they send the invoice late). Can’t wait to live with a different company

Upon arrival it was clear that our house had not had a deep clean between the old tenants and us. There was dust and dirt everywhere and even belongings of old residents. Over half our windows had drafts and made the rooms really cold in the winder time. We’ve had several issues with hot water and appliances. I find it quite an unpleasant house and not the most helpful agency. I wouldn’t recommend and would suggest to other students they look elsewhere.

This letting company is not great. When we arrived our kettle was mouldy, my window didn’t shut (was eventually fixed in December even though it was reported for the first time in October). We had no hot water downstairs for 2 weeks as well. None of the windows are sealed properly and there is a hole in the bathroom floor. They aren’t very polite in the office either and it feels like they’re trying to have a go at you the entire time. The maintenance people who come round however, are absolutely lovely. They fix everything they can and take care with their jobs. Wouldn’t book with this agency again!
Staff ‘forgot’ to process our maintenance report about the washing machine being broken, so it took a week to be repaired. 6x people and a weeks worth of clothes each- are you taking the mick!! Customer service is awful- they are extremely rude and have no idea what they’re on about. For example, they ‘forgot’ to send us an invoice for our Pre-rent, and gave us FOUR days to get £700 PER PERSON. I knew there was pre rent but it left my mind over summer, and hadn’t been reminded at all until one of the housemates called them to ask when it would need to be due, and they forgot to send the invoice and didn’t extend the payment time. Every issue we’ve had has been handled terribly, they don’t care, no one knows what’s going on. i love the house we have this year but won’t be staying there next year due to how awful clever is. Avoid at all costs.
Aweful experience. Firstly arrived to a house and garden full of rubbish, which they tried to later charge us to get cleaned. Several maintenance issues that were never resolved, including a broken boiler, so no hot water for the final month. Then when you leave they try to take your deposit and if you argue via the DPS, they will instead send you emails fining you the deposit amount and threatening legal action. To add insult to injury, every email I receive have grammatical errors such as missing capital letters. Disgusting business practices that prey on poor students that can’t do anything about it. Important to note how most positive reviews are from viewings not from tenants.
Disgusting accommodation and an even more disgusting service. Do not go on your own to see Derek. He’s a bit temperamental.

Clever Let’s are a fairly decent letting company with lots of lovely properties that are well looked after. However I find them hard to get in contact with when there is an issue. Emails often are not responded to for long periods of time. I understand that there is probably a lot of people trying to get into contact with them so it must be difficult to respond to everyone. There has also been an occasion where I have been fed the wrong information causing me to lose out on money which was extremely frustrating. Other than this I have no other issues with this company.
We secured a house easily with them last year. The people are friendly and willing to help. However we have had a few issues regarding the house and emailed them but they don’t respond with the information you need.
Secured a house easily with them. People were friendly. However when a resident of house and complained about things such as mould nothing was done and didn’t get help getting the grant from government that everyone was offered. But this could also be due to the landlord also.
We have had a few issues with our maintenance and wifi, with some issues still lasting from September 2022. Sometimes people will turn up unannounced, which we have emailed asking them to stop multiple times as it breaks our contract. Other than this, we love our flat and location.

they are an alright company, although often fail to follow through on fixing things, we had no working hob for two weeks because an electrician had come round to check the switches and had lead to it no longer working. As well as having no wifi for 2 weeks and them not fixing it which is not beneficial for university students
clever lets are quite an unreliable letting agency they don’t respond to maintenance issues quickly and sometimes they don’t respond to them at all, the house I’m currently living in is nice but there are a few problems that haven’t been sorted out such as the mould in my room

mouldy room, heating broken, letting agency won’t reply, when it was fixed left refuse in the bath. back gate was broken and never fixed. down stairs light broken and never fixed. broken furniture from previous tenant not replace. the bill cap so low you can’t put the heating on there for the mould is spreading and moving through the house

House is reasonably priced, but they will come in whenever they want, without legally required notice despite numerous promises that it won’t happen again.
Really good accommodation, however when something is reported they don’t reply, we don’t know whether it will be fixed soon and sometimes it’s left really long to the point we need to report it multiple times. Apart from that they communicate really well.

Good Flat, some minor maintenance issues when moving in and some have yet to still be fixed, some other issues have taken a while to be fixed as well. Customer service from the office is on a whole good.
