Massive 11 man just off park street. So much fun and in a very good spot

Had some trouble getting people to come over and sort mould out in some of the rooms which was quite disgusting. Then just contacting the landlord in general often was way more difficult than it needed to.

Had no issues all year. Just a really easy company to deal with all round.

Only good things to say. They communicated well and sorted out problems efficiently like sending the plumber really quickly when our toilet started leaking.

House is not great but it’s a student one so can’t really complain. Initially took a while to arrange the house in the first term but since then the landlord has been helpful and we’ve not really had any issues with our house.

Had a mixed experience dealing with them. Sometimes the landlord contacts uss quickly and we get problems sorted fast. Other times things take forever and it’s quite annoying dealing with them.

Something in the porch area leaked or something and part of the plaster and paint fell down from the ceiling. Had the fallen parts sitting by our front door for several days and it wasnt great. A few other problems as well.

We had a leak in the basement bathroom for weeks that took ages to get fixed. Meant we couldn’t use that bathroom which was really annoying and ruined our experience with them.

In general they were OK as a letting agent, but we had several minor sort of issues with the house over the course of the year and they’re quite slow to fix them which is annoying.

Not bad but took a while to reply to some emails

Property now comes with lawn mower electric, so you can shape the grass anyway you like. Very fun

When I first heard about flatline I heard negative things. But from my experience they have been nothing but great. With any issue we have had they have been very responsive and we would get someone to come round to help with the issue quickly.

They have been really helpful with fixing stuff around the house and coming to help out when we need.

Really great property – in high demand every year. Easy move in process & clean flat upon arrival. Any maintenance issues swiftly sorted by a very nice maintenance man. Only issue is the landlord takes a bit of time to reply to emails when you’re applying for the tenancy and then also during the tenancy.

All maintenance issues were solved within 24hrs

Washing machine was broken for 4 months at the start before being fixed had to split 1 between 14

Good company to let from. House was in good condition when we moved in with some new appliances like kettles and a toaster. For the most part they were pretty helpful all year long as well.

House is quite far away from everything in Bristol but was pretty cheap so don’t mind living here. Letting agency has been quite annoying to communicate with and they take a long time to reply to emails. Also had flies all over the place for the first few weeks for some reason.

Fridge leaked for like a month but wasn’t too major. They did eventually fix it for us but was sort of annoying for that long. Good overall though.

Contact from the agent was normally quite quick and they were easy enough to deal with. House had some problems in the kitchen though with the cooker and some of the cupboards. I don’t think that would be the same for all their houses though so good enough all round.

Everything ran so smoothly all year. They came and fixed the fridge within a day when it broke and the house was really nice and not super expensive.

Had no issues at all from the day we first looked at the house to the moment we moved in and then all year long everything in the house was fine. Very good agent and would have rented with them agan happily.

They offered us the opportunity to negotiate the price increase for next year should we have decided to stay in the same place. They are going to send an agent to look at the house before we move out to tell us what we need to do to get the full deposit back which seems like a good idea.

They have generally responded in good time when we’ve had issues and resolved most of these quickly enough. We have had some broken chairs for months that have not been fixed, however

House was in disarray and a complete mess, however did try to make things right. More of a property opener problem

n a great location being walking distance to everything also the staff are nice and helpful and the accommodation games area is decent.

Great location, and very close to everything you need in the city centre. However, is not as social as the North Village for flat parties and meeting people.

Quick repairs and easy to deal with although can be dependent on landlord.

in general this year Grahame has been a pretty good landlord. the house was in pretty good condition when we arrived and everytime weve had an issue he has responded to our texts quickly and got someone round to have a look within about a week at no cost. the one thing that we have had issues with is his notifying us of his arrival or a workman coming in. weve called him up on it and it seems to be sorted, but in first time it was beginning to become a bit of an annoyance and invasion of privacy (as well as illegal). however, hes been a great landlord and would happily live in one of his houses again.

“As a letting agency they have been pretty average. Emails are responded to fairly quickly, and repairs have been done e.g. a broken fire alarm that needed resetting But the ceiling started to leak severely in one bedroom and owing to issues with the landlord this has been left unfixed for weeks, the ceiling is starting to grow mould owing to the damp and there’s been almost no communication about the plant to get it fixed. Hoping for a rent rebate… Difficult as a landlord and letting agent issue but not acceptable.”

Flatline were really helpful when I got my flat, I managed to get a viewing when it was convenient and they were very helpful at the viewing and in the process of signing the tenancy agreements. I would recommend them to other students.

The accommodation is very good, with large rooms, clean en-suites, and a decent kitchen space. One issue I have is that, being on the first floor, I hear/see the buses go past 24/7, as well as the noise from local clubs. Besides this, it is a nice place to live and study in, in very close proximity to the university and centre of town

They have been a very satisfactory letting agents, they respond well to problems with the flat and are quick to fix problems.

Generally very good, received almost all of the safety deposit back, what they kept was justified. On the whole responded to all problems we had quite quickly. Very good for a student letting agency.

Generally fairly quick with repairs, replaced a broken oven and fixed radiators within 48 hours of emailing. However have had issues with damp and mould.

I have experienced no glaring problems from Abode property management this year. They are quick and responsive to our issues and are well-priced. I would thoroughly recommend
