AVOID AT ALL COSTS!!!! G4 lets are a joke of a company, after taking nearly a month of waiting to hear anything back about the deposit return after chasing G4 multiple times to send it over , they charged for a professional clean of the property dispite it being cleaner then when it was handed over prime example when the heating was turned on in the winter behind the radiators were filled with trash and letters from pervious tenants as well as a parcel shelf from a car and multiple items of clothing which is a fire hazard or at the very least just an extremely bad “professional standard of cleaning” Aswell as saying the property didn’t need carpets cleaning then charging for that anyway. Very many maintenance issues went half fixed or not at all it took them months to fix the mouse infestation that was present before the property was moved into. aswell as instead of fixing the broken ignititor in the gas oven that the nice chewed threw were just given a lighter and told to light it with that also charged for cleaning of said oven even though it was cleaner then when the property was handed over and broken so why would you pay to have a over clean If it would be replaced anyway? Exposed wires left hanging out the walls and sinks which is beyond INSANE. Mould present in bathrooms when moving in aswell as rusty radiators a health hazard for sure tetaaus anyone? charged to clean and microwave that is rusty and gross that was never used so bought a microwave to use instead along with a broken dishwasher that was never used that was also added on the inventory as dirty The decking in the back garden was rotten and frankly a death trap they put a plywood board over it and said they’d have it fixed ASAP and not to use the garden till then this was the first week of tenancy the decking still wasn’t fixed by the time the property was vacated They also have charged for marks and cleaning issues that were in the original inventory, the property was handed over from them in a “professionally cleaned” state when there was dust everywhere and a mouse infestation if that is professionally cleaned then the clean that was done before the property was vacated must have been “savant level cleaning” This company is morally bankrupt scamming students out of thier money whilst also having staff memebers and contractors write reviews which is very illegal aside from that they’d routinely turn up unannounced or inside of 24 hours notice period and booked back to back viewing two months after the property was moved into to the point where they had to be told to limit this as it was very intrusive and disruptive whilst attending uni full time. Run for the hills from this company and it’s borderline illegal business practices along side it’s rude and unhelpful and downright condescending staff worst lettings company in Brighton hands down.

Secured a house easily with them. People were friendly. However when a resident of house and complained about things such as mould nothing was done and didn’t get help getting the grant from government that everyone was offered. But this could also be due to the landlord also.
We secured a house easily with them last year. The people are friendly and willing to help. However we have had a few issues regarding the house and emailed them but they don’t respond with the information you need.
We have had a few issues with our maintenance and wifi, with some issues still lasting from September 2022. Sometimes people will turn up unannounced, which we have emailed asking them to stop multiple times as it breaks our contract. Other than this, we love our flat and location.

Decent student house, but G4 will endeavour to take large amounts of your deposit for no reason and make your move out the worst. Definitely avoid
Avoid G4 Lets at all costs. That is my advice for students looking to rent in the Brighton area. The service was not good, the house was in a bad condition and a lot of our deposit money was taken unjustly.
DO NOT MAKE THE SAME MISTAKE WE DID I wish I could give zero stars. The worst and most stressful year of mine and my house mates lives. They are rude and as mentioned in a previous review and they only care about taking students money.
You and your mates all found a house ? Good location, typical rent, near a bus line. So, it is a bit scruffy… nevermind. Well, if the agency running it is G4Lets, then prepare yourselves for lots of problems throughout the year. We rented a G4Lets house from from Sept. 2015 to August 2016. Our oven, our refridgerator, our cabinets were broken when we moved in and they never fixed them properly. We lived with half broken things. At the move out, we left the house cleaner than when we moved in and they still charged us 700 pounds for the smallest excuses. Damages done in individual rooms were charged to the whole group, and they expected us to that out ourselves. And we could not dispute anything as the tenancy protection deposit scheme was only done with one person. When was the last time anybody audited their contracts? We ignored all the bad reviews of G4Lets and now we regret it.
Zero stars for all of it. Dont do it. Stay at least 5 webclicks and 7 miles away from them.
AT LEAST MTM KNOW THEIR SHIT, G4 LETS TRY TO ACT LIKE THEIR SO GOOD. THEY MADE US SO MANY PROMISES WHEN WE MOVED IN, NON OF WHICH WERE IN WRITING. BASICALLY, ANYTHING ANYONE SAYS TO YOU GET IT IN WRITING, IF THEY WONT PUT IN IN WRITING MOVE ON TO SOMEWHERE ELSE. THAT WAS THE FIRST LESSON I LEARNT FROM RENTING FROM G4 LETS, THEIR NAME LITERALLY MAKES ME SHIVER AND MY EYES WATER. NASTIEST PEOPLE EVER, NO MORALITY, CHEATED ME OUT OF MY MONEY, AWFUL AWFUL COMPANY. IF I COULD GIVE 0 STARTS I WOULD. UTTERLY FUMING. CANT THINK OF AN INSULT GOOD ENOUGH FOR THEM.

G4 let us a house, promising work that needed to be done would be done prior to our move in, which it wasnt. They ensured faults with the house such as large damp issues couldnt be seen on our viewing, so we moved into a house that was far below what we were promised. We had mice as a result of them not bothering to fix large holes in the property, and despite constant complaints, they never bothered to properly deal with it (so we had mice for the entire year). Every time you ring or email them, they will either ignore your requests, or treat you as though you’re still 13 and don’t know what you’re talking about. If you need a lightbulb replaced and it wont cost them too much, they might do it, but any serious issues like a leak or foundational problems (very likely to occur given they exist purely to farm students for all theyre worth) and theyll ignore it as long as possible, before sending someone round to bodge job it, before stealing the cost out of your deposit at the end of your tenancy. They are THIEVES, LIARS and there is NO WAY you should consider renting from these scumbags. Do your mental health a massive favour and stay clear.
My housemates and I have actually had a really positive experience with G4 lets! The house is perfect, and the tiny problems we’ve had have been resolved super quickly (e.g. our oven wasn’t working at the beginning of the year, and it was replaced super quickly). We’ve not had any issues, and they’ve been helpful with spare keys etc. The contracts were super easy to sort out between 7 of us, and most of my housemates are staying in the house for an additional year (so it can’t be bad at all).
Quick to accuse students living in the property of damage and then taking a chunk of your deposit away. All they care about is money and it makes you wonder what they do with the money as the houses look like garbage. Rosie is possibly the only redeeming factor of the whole agency, as she’s actually really nice and helpful. As for the other staff they are just rude and unhelpful. The houses are terrible and smell of mold things would break constantly and you’d be sending emails to the agency about 9 times a week. The houses are just ridiculous for the amount of money you pay monthly. The house I lived in had mice from the start of the tenancy last September and I believe this is the same case now. Possibly the worst agency I have ever had to deal with, the lack of communication between the staff who work there is just hilarious It’s almost like no one talks to each other. I saw these reviews when I first put my deposit down to stay in the house and initially thought they were all unfair and the houses couldn’t be that bad? But I was desperate for a place to live and I was so wrong. I strongly advise that if you have put a deposit down to get out of it asap and look for somewhere else to live. Please do not make the same mistake as I and many other have.
Our property is a nice sized, light 6 bed in a really good location, much nicer than many other student houses we visited. The contract signing and key hand over was really easy. We have experienced some issues with the house since moving in (freezer braking, locks needing to be fitted, problems with boiler, mattresses replaced). All of these issues have been resolved really quickly with no hassle. Whilst many of our friends in other properties have had their rent increased, G4 has managed to keep ours at the same price which we are very grateful for. All six of us are staying in the house for another year 🙂
Despite all the complaints, G4Lets has been the best Agency in Brighton in my 3 years of living here. Always will respond quickly to repairs and never have I experienced an issues with losing money regarding deposits. Would recommend!
G4 Lets has been my letting agency throughout my entire 3 years at University. They have been quick to respond to any issues in our house, which is a lovely, well kept 5 bedroom house! Agency Fees are low and I never ever had issues with deposits. In my opinion they try to help the best they can and also stick to their contract, such as cleaning the windows that we can’t reach without charge for us, sending a gardener etc. Within my first year our oven, washing machine and kitchen top were replaced, free of charge from us, simply because they were broken of wear and tear. A pipe leak in our house occured which was sorted immediately! All in all I never had any problems with G4Lets and they have really made my 3 years of Uni-living super easy.
We are a house of 6 people who are renting from G4lets, and so far they have been very helpful. When have not had any problems with them. When things breaks due to wear and tear, they mostly sent someone out to fix/replace it the same day! They respond to our emails quickly and are always helpful. From our experience we would recommend G4lets!
I’ve been renting with G4 Lets since September 2017, and from the start they were very helpful by being able to accommodate for my and my housemates moving in needs. Although the house is far from perfect, the agency has been very responsive to whenever we enquire about an issue – the issues I’ve brought up about the house were dealt with within a reasonable amount of time. It’s so nice to have an agency that is so easy to get in touch with for any queries!
So far so good, G4 are very quick to respond and repair things on the same day in some cases. The staff are very friendly and give us advice on how to avoid extra costs. We are on Brading road and the house is pretty good for a student house double rooms, no rodents, decent living room (its good to know what area specifically the house is in when looking at these reviews not all houses under one agency will be the same). Yet to see how much is taken off our deposit though.
I recieved a really poor service and my girlfriends was even worse. my 6 bed on hartington road flooded (ankle deep) one time and they tried to charge us for it. they did manage to charge us for 2/3 weeks worth of electricity running 6 dehumidifiers 24/7.
Rented a student property with them from 2014 – 2015 and within months i couldn’t wait for the contract to end. The property itself was in a good condition and had been recently renovated, this however did not play to our advantage. They gave very little of our deposits back; charging ridiculous amounts for “excessive dust on top of cabinet” etc (really??). The company seems to put money over customer relations and care very little for their tenants. They ignored most of our emails and only responded to us after several emails/phone calls. Their responses were dismissive and rude. I also noticed their facebook page does not allow for reviews – I wonder why?? Overall I would not recommend this company, they are greedy and take advantage of students who everyone knows struggle economically.
The worst agency you could go with. They try and get as much money from you as possible, extremely slow to respond to emails (they will not deal with anything face to face; make you email them), have to constantly chase them up when waiting for issues to be fixed (which is very often). We had mould, water damage, leakages from the roof and it still took them months to do anything about it. They then took ridiculous, unjustifiable amounts from the deposit e.g. charging £80 for “adhesives on the walls” when there was no damage. I repeatedly asked for evidence, and proved every piece of their evidence wrong and they continued to send me pictures they claimed as “evidence of adhesives” which weren’t even pictures of my room! They are the worst agency I have ever dealt with, avoid them at all costs.
Honestly G4 do nothing what the hell did I pay an agency fee for. Useless don’t use them.
Not sure what to say that hasn’t already been said, but i can confirm i pretty much experienced every issue listed above this year which may sound surprising. In addition, at the end of the tenancy we where charged ridiculous amount even though we spent ages in leaving the house spotless. From what i learnt this year is that g4 will find a way to always take most of your deposit. And further more the property itself was a disgrace with on average something being faulty or breaking once a week.
The absolute worst run estate agents I have ever witnessed. Rude. Refuse to take the blame for anything. Never deal with problems. Treated us like we were a joke. Inefficient. Gave us some absolutely ridiculous charges at the end of the tenancy such as £180 for rubbish removal when there was absolutely no rubbish left in or around the house. The house was given to us in an awful state. The staff are awful and rude. I cannot put into words how bad these estate agents are, avoid them at all costs.
My tenancy has been OK the house is of a good standard however the letting agency like to avoid responsibility when it suits them.

I would be very wary of renting with G4 Lets. The property we rented through them did not have adequate space for us. Every possible room in the house was made into a bedroom so we only had a small conservatory as a living room, with fridge and tumble dryer crammed in; it was really not big enough for 7 people. Having this conservatory as our only living space also was a pain for the neighbours as they could easily hear any noise so we did not feel able to congregate in there at night. On the subject of neighbours, G4 Lets had not warned us about the next door neighbours, who needed quiet after 11pm, and had asked G4 Lets to inform new tenants about this. This may not have necessarily changed our decision to rent the property but we should have been given all the facts before signing for the property as this was something which affected us through the year. I arrived home once as prospective tenants were looking at the property and one of them asked me what the neighbours were like, but before I could answer, the G4 Lets agent butted in, trying to play down the issue. Our biggest problem with G4 Lets, however, was regarding deposits. Prior to our Check Out, we spent days cleaning the property from top to bottom with cleaning materials we had bought. We were thus shocked to still be charged over £400 for cleaning. The photographs they sent us as evidence only showed the odd corner that had been missed, not enough to justify the amount we were charged. We were told every room needed ‘wiping’ which was insulting considering the amount of time and effort we had put into cleaning the house. My belief is that G4 Lets always intend to bring in professional cleaners between tenancies, so will try to charge the tenants for it regardless of the state they leave the property in. For instance, every bedroom was charged the same cleaning fee, yet G4 Lets did not have photographs to show the parts of my room which apparently needed further cleaning. We were also charged over £400 for repairs, most of which we were told was for marks on walls. We had left the outside bin empty when we moved out as per G4 Lets instructions, but we were still charged for rubbish to be removed. They could give me no description of what this rubbish was or photographic evidence. The property was on a busy road and we would often find passing pedestrians would put their rubbish in our bin so I explained this must have been the case and we could not be responsible for rubbish which was not ours and was dumped after our Check Out, but they did not accept this. On the whole, they were very dismissive of our claims against the charges. I thought lettings agents were supposed to be a sort of middle-man between landlord and tenant, however it became very clear that G4 Lets were not on our side. I think its terrible that they exploit students as they do. I came out of my first renting experience feeling upset and cheated.
Agents are rude and unhelpful and charged a fee of £50 to clean rooms that were left tidy. I would not recommend to other students.
Avoid this company at ALL costs. They have no qualifications and as a result can do exactly as they please. They charge for everything and never deal with problems at the root meaning that the same problems occur time and time again. 1st house with G4 we were left without heating or hot water during February when it was snowing for a week and took showers at the local swimming pool. We also had builders strip the property 2 weeks before the end of our tenancy and our personal belongings – mirror / TV/ play station 3 were stolen and G4 did nothing. The second house we had with G4 (agreeing too before we realised just how bad they were) was similar and we regular problems with our showers and toilets blocking which meant it was unsanitary. I could go on forever but I won’t just DONT USE G4. Hope I got my message across.
The house condition was in good for student housing however there was on going issues with rodents which took ages to sort out. Not the best agent in Brighton so look around first.
This company should be closed down – and many in Brighton are working hard to make it happen. They are a disgrace and breach Government legislation that is there to protect people from companies like this . I letted with G4 Lets in my 2nd year. Had a great experience with them. They responded to any issues very quickly and I got the majority deposit back, which was more than fair given we didn’t clean very well!
The quality of the house was amazing, the location was brilliant and the size was suitable. Some large rooms and some small which were not specified by the agents properly. The house was mid-renovation when we decided to rent it and were given a time that it would be finish, the agents did not meet this deadline and we were forced to live in hostels/hotels for the first week. They rushed it and were obvious problems within the house. The Agents were terrible; they had clearly rushed the house and were problems all over the place. They obviously had rushed the paint and you could tell that there were minimal layers as it was peeling. They claimed they would put in a second sink for our house but they didn’t get round to adding that forcing 6 guys to share one sink making for horrible living situations. They made random renovations to the house(adding hooks? to the walls) and then claimed that we had done that ourselves and took money from our deposite. They tried to blame lots of different problems on us which we couldn’t help (such as paint peeling) just to try and take our deposit money from us. Avoid this letting agency as best you can; they are money hungry thieves and don’t mind screwing you over for it.
Despicable company, best avoided. They ignore tenants requests to resolve their issues yet will jump straight on their backs as soon as money comes into question. Below are some of the issues we experienced: When we moved into the house the previous tenants rubbish was still on site, blocking our basement access. An extremely rude older male employee of the company cajoled some of us into helping him remove the rubbish. When the tiles in our shower room began to fall off (of their own accord) we contacted the agents to report the issue…which was left unresolved for the remained of our tenancy. On an occasion where the owner of the property came round with a couple of prospective buyers, they noted the tiles and ‘informed’ us that we should report the issue to G4 Lets immediately – we of course explained that we had done but that we had heard nothing from them in response. The oven was not clean on our arrival and remained that way for over a month until we’d pestered them enough to send around some cleaners. There was no chair for me to sit on in my bedroom for the first few weeks, and one wasn’t provided until a slightly more helpful employee came round to make the inventory list, noted I didn’t have one and got it sorted as a matter of impotence. A couple of bar stools in the kitchen were broken upon our arrival, as well as two bedroom windows and the shower curtain in the bathroom. There was also a leak in the upstairs bathroom which was leaching through the floor into the utility room below, causing the paint to flake and mold to form. I think the company may have replaced one of the stools for us but none of the other problems were resolved before the end of my tenancy. Given that I was paying almost £400 a month for a tiny box room, and that there was 7 of us in the house, I expected some level of service from the company. It soon dawned on us however that the company were very quick in trying to contact you to take payments or threaten you with charges should payments not be made, yet if you needed an issue resolved it would take many (and I do mean many) repeat calls, and the response time to these calls was shocking (if anyone was sent or assigned to resolve a problem at all). On one occasion I actually plucked up the courage to threaten to sue them for breach of contact and claim a refund for part of my rent from the company (hoping this may cajole them into actually fulfilling their responsibilities). Later I received a call from one of their employees threatening me not to make such claims – quite disgusting customer service to say the least. Naturally the company withheld varying fractions of everyone’s deposits – myself due to white blue tac marks on one white wall, which were only partially visible from the window in direct sunlight. The list goes on but I’ve run out of space. Look elsewhere.
G4lets were great for all aspects apart from not warning us the neighbours were difficult but they were really helpful when we had problems. Do use them but be careful about the deposit.
During my time renting with G4 I found them to be distant and unhelpful. In our house we had a a very disruptive house mate who would steal food and shouting late into the night. Despite the rest of the house being unhappy with the person G4 offered little help in this matter and didn’t issue any warnings to the house mate, only sending emails to them asking to be considerate. I found them condescending and unsympathetic to my issues. Cleaning charges were over the top, we cleaned the carpet using a rug doctor and they still charged us for a ‘professional clean’. Overall a distant and money grabbing company.

As a student I knew to expect some difficulties when faced with the task of renting and living in student accommodation, for some reason students are treated as second class citizens in this situation. However I am still completely shocked at the level of service given by G4, we have had multiple problems with the house including; multiple leaks leading to damp and mold in one bedroom, a 2 door kitchen cupboard falling on me as I filled it, an unacceptable level of cleanliness when we first moved in and more. The standard of the house overall is in a terrible state with bodge jobs completed here never actually fixing the problem. However most of this would have been bearable if it hadn’t been for the sorry excuse for letting agents that are G4, problems are rarely dealt with punctually, some of the agents have been rude to my housemates whilst talking over the phone, as for the £150 admin fee (from each tenant) that is required when moving in it clearly has no meaning. The contact from G4 that we had was terrible, they managed to contact only 2 or 3 out of six tenants with the moving in paperwork and details, asking us to forward paperwork on to one another and they got our names wrong on the tenancy agreement, leading to delays and and confusion about whether or not we had actually signed an agreement. I would strongly suggest using any other agency than G4 if possible.
The quality of the house was very good. BUT, and I say this heavily. The agents were crap, they have awful customer service and they are sexist. The reason why I say they are sexist is that, when we (my housemates of 5 guys and I) went down to see the house, we were told we could not rent the house out because of our gender. There is your first problem, the second is that when we had any issues with the house they were not helpful and gave crappy advice if any! Although the quality of the house was very good, after roughly three months you could see what a crap job they did with renovating the place, the bathroom nearest the front of the house on the first floor was badly done, the paint on the skirting on the ceiling was stripping off and bits of the paint was on the floor. They also said they would be putting in a second sink in the kitchen which never happened. Anywhere in the house where there was humidity the paint would come off. Finally if you do decide to rent with these… Well thieves. (And again because of this reason I have to refer to them as thieves) make sure you have deep pockets or just don’t expect you deposit to come back, as they take your money for reason you have no idea, for example they charged us £90 for hooks that were in the lounge that were there in the beginning! So I’m afraid to say, do NOT rent with g4lets unless they are your last resort. They lie, cheat and steal.

No explanation of the contract, uncooperative, seemed unwilling to accept that the problems we posed were worth bothering with (including an on-going rat infestation!), sometimes rude or dismissive over the phone, tardy, and overall, greedy! We nearly lost around £800 of our deposit to overblown cleaning charges and ridiculously-priced maintenance work after we moved out – only after months and months of tedious work did we finally manage to get most of the money back; and it turned out that G4 tried to blame the *cleaning company* for over-charging us, as if they didn’t check the invoices! Unbelievable. So, don’t rent with this sneaky company. Save yourself the hassle! There are plenty of better agents in Brighton.
The quality of house was descent, there was problems in the house with rats but it was due to the area I was living at and it took the agents ages to get rid of them . They were redoing the bathroom during 2-3 weeks during our tendency and still made us pay the the electricity and gas during the constructions. They took a long time (2-3 months) to process the refund of my deposit because they considered that the house wasn’t clean enough even though my housemates and I cleaned it perfectly. Other than that, one agent was really attentive to my needs as an international student.
