The letting agency provided standard service with no major issues. While there were no standout positives, there were also no significant negative experiences to report. Overall, the rental process was satisfactory.

No issues with the letting agent so far. Haven’t had any issues with the property but the communication from them is good.

Overall, I had a good experience with the letting agency. While there were a few minor hiccups along the way, their staff were generally helpful and responsive. I appreciated their efforts to find me a suitable rental property and would recommend their services to others.

Flat was decently maintained apart from some mould issues. They’re largely responsive to other problems.

The property was clean and well-maintained. Overall a really good company that helps us quickly and efficiently with problems with the property. There was a slight problem with the heating but that was resolved.

Great letting agency and great accommodation for second year, ideally located and not to far from the uni, with many bus stops nearby.

The letting agency was an absolute pleasure to work with. Their knowledgeable and friendly staff made the process of finding and renting a property incredibly easy and stress-free. I felt like they truly cared about finding the right property for me, and their level of communication and responsiveness was outstanding.

The contract was fairly clear. They sort out issues in a reasonable amount of time e.g. a plumbing issue we had. Waiting to see if we get our deposit back.

The letting agents are very slow to respond to questions and emails if they respond at all. They also look to charge at every possible opportunity.

If you are a student starting Brighton university I strongly advise you not to go with SJ properties. They will squeeze you of every penny, leave you in constant distress with the property and charge you rates that are so extortionate you will be without money most of the year. They are honestly the worst letting agent possible for new students

I am yet to move out so can’t comment on how much deposit etc they will take but have lived in the same house two years and they are VERY slow dealing with issues. One example, a garden fence panel broke in high wind and fell into neighbours garden. Reported TWICE, sent pictures and were told it would be fixed with haste. 6 WEEKS later we were told it hadn’t been fixed due to “bad weather” (it rains in Brighton, but not every day). Just one example of the countless issues we have had getting them to reply. They also tend to ignore emails, which means I raise most issues over the phone which I now regret as I have no record of how many times I have had to contact them about issues regarding the house. Not the worst but not the best.

Simon, can I take this opportunity to say a massive and sincere thank you, to you and Steve. I have found you to be so professional and helpful. You were incredibly patient in explaining everything to us when we moved in and moved out – and for first year students that was so reassuring. I also found you and Steve to be so responsive when we needed help. I also judge that you have been fair and proportionate in the assessment you have made when arriving at the check-out closing costs, so thank you. I really wish you were managing the new property I am moving to!

Having been aware of the joke that many student letting agencies are in Brighton, it was fair to be wary when signing on the dotted line for my first rented property in the area. HOWEVER from the very first day I absolutely can not fault SJ Property Services at al. We viewed our property on Pride weekend last year and considering it was nearing 5pm on a Friday Alex made the effort to allow us to make a second viewing on the property we chose despite nearing clocking off time – a great example of commitment to to the job. His expertise was professional during the viewing and nothing was sugarcoated or glossed over – all aspects of the house were discussed and we were made well aware of what we were signing up for – a rarity in the student housing business! Any issues we had with the house such as repairs were swiftly noted and fixed (we’re talking the same day here, if not immediately) by their fab builder/maintenance man Ryan. Customer service with Lana and Lily has always been outstanding, who treated me like a real person – Id even go as far as a friend – and genuinely cared if there was an issue with our property. As for Simon I cannot thank the man enough for going above and beyond consistently – a truly wonderful team who will continue to be fantastic. My only regret is that I am not with SJ Property Services for this year, however will certainly be looking to use one of their properties for my next year at university as they really are the best of the best. I am one happy customer! THANKS TEAM!!

Our house of 6 have just finished a 3 year long tenancy with SJ. We could not have asked for a better company to let with. They were kind, honest, approachable yet professional through out and went the extra mile to help us. Any problems that arose through out our tenancy were resolved swiftly and efficiently with minimal effort/ cost on our behalf. Our check out was smooth & we were charged a minimal amount for damage, etc to the house. We are so sad to leave our home of three years as unfortunately our degrees came to an end, but have to thank SJ for making our stay truly wonderful! We highly recommend this company!!!

I’ve recently graduated and prior to this had be with SJ for two years as a student. From start to finish they have been great on all accounts when dealing with me and my housemates. We couldn’t have asked for anything more from Simon and the team. Their service was personable and they were quick and efficient with dealing any queries we had throughout our two years there. Finding student housing in Brighton can be difficult and can be made more so through some of the letting agents in town. The team at SJ were very professional and helped us along every step of the way. The personal touch you get from the team is great and you could really tell that they cared. They are what all letting agents should be, I would highly recommend them to anyone and thank them for looking after us these past two years!

My house mates and I have rented a property managed by SJ Property Services last year and recently signed a contract to rent a new house with them again. We truly couldn’t have wished for a better agency. They care so much about their tenants’ well-being and not just their money. Problems at the house were fixed really quickly after being reported and SJ made sure that we felt comfortable at our home. It is so easy to get in touch with them via phone calls or email too! I can not stress enough how truly great they have been to us, which is why we are probably going to rent a house with them for our third year as well. I would also like to mention that they made my life, in terms of rent, as an international student so much easier by allowing me to complete all my admin work via email (sending them scanned-in documents) instead of having to show up in person and allowing me to pay my rent for only 4 months in advance, instead of a year, as I wasn’t able to find a UK guarantor. The house (last and current) was exactly as described online and any faults we might have found were taken care of and fixed as soon as we mentioned them to the maintenance team. We were also allowed to book several viewings with the team while still being interested in properties, which I am sure other letting agents would not have done. Not only did they let us do several viewings for one property, they also recommended some properties us while we were still house hunting, after asking what we were looking for in a property (bedroom sizes, location, price range, etc), which has been a great help during our search for a new house. Simon, Steve, Ronnie, Alex, Lily and Ryan are a great team, who again, TRULY care about their tenants. I certainly won’t rent a student house from another company while studying in Brighton.

SJ properties are light years ahead of the other letting agents in Brighton problems get resolved in a timely and efficient manor. The house I rent is mould free and well decorated, SJ Properties break every stereotype in the book when it comes to student renting. Students looking to rent go with these guys!!!!!

I’ve rented my student property through SJ for the past 2 years and they have always been incredibly friendly, helpful and quick to deal with any problems. I have just renewed my property with SJ for the 3rd year running! As a household we could not have asked for a better service, they have gone the extra mile and further for us! SJ are a truly FANTASTIC and reliable team! The house is beautiful and any maintenance issues that have arised over the years have been sorted immediately. As a house of nursing/medical students SJ were able to find a house for us in close proximity to the hospital which has proven extremely useful! You hear all these horror stories about student property agencies in Brighton treating students really bad. But SJ have been amazing! If you ever have a problem they are on the end of the phone to help. They are very professional and helpful. We rang their emergency line picked up straight away and came round and sorted it out on that evening! Any problems we have had were sorted in a matter of days. If we look after the house they look after us. Would recommend them to anyone!

After being told that we had no halls just a matter of weeks before starting university and never living away from home before, I have never been put so at ease by a group of people before! The house we signed up to was renovated in many areas to a high expectation, and we could not be more grateful. SJ have many properties all over Brighton that are suited to every student’s needs – a great range in every size house. They are by no means the cheapest houses but you get what you pay for once you take into account how nice the house is with the location and services near it. In terms of building a relationship with this agency, the amount of work we had done on our house meant we were in contact with Simon and Steve a great deal, as well as their builder Ryan. My emails are always replied to quickly by Alex and Ronnie which is something imperitive when there is a matter of urgency with the problem. I have been with this letting agency in a 5 bed for two years, and have just signed a contract with SJ for September for a 4 bed house. I would not have signed up again with this agency if I did not think that their customer service skills were above and beyond any other agency in Brighton. After hearing nightmare stories from my friends about other student letting agencies I’m very greatful that I am with a friendly, professional and hard working agency! Thank you SJ!

As far as student agencies goes, SJ Property are truly a honest and reliable agency. I have been with SJ Properties since the company started and stayed with them throughout my time at university, simply because they offer a really good service and care very much for their tenants. Having dealt with Simon since the beginning I built a good rapport with him and can say that he is a genuine, friendly and honest person. Simon and the team were good at keeping on top of the maintenance of the house and any problems we encountered were always dealt with efficiently and professionally. I am only leaving this agency as I have finished my degree, however I would recommend SJ Properties to any student moving to Brighton if you are wanting to live at ease. University is stressful enough without having to stress about your house, so get with an agency that really care and will help you live at ease!

When paying a whopping £110 a week for a ‘luxury’ student house, you’d expect high quality goods and an efficient response team should any problems occur. The house itself was freezing, we literally wore coats indoors most of the year due to an awful heating system. Also, several times, due to mould, we contacted SJ who often did not respond to our emails and took several months to finally do anything. Many other issues like broken freezers and showers also took several weeks of pestering to get any response from them. Avoid this company at all costs, once we had moved in, we no longer became priority and were swept under the carpet along with numerous other tenants by the looks of things on this page.

If you pick up the phone to agency director, he’ll answer. If you report a problem, someone will be round to fix it as soon as possible. Unlike the local oligarchs (*cough* MTM *cough* G4 *cough cough*), SJ actually *want* to sort out any problems and issues that arise with the property. Instead of treating you as some sort of cow with money bags for udders, you’ll be on first-name terms with everyone working in the SJ office. Unless you want to be shaken down like the fucking mafia, do the smart thing and choose SJ Properties.

SJ properties are by far the best letting agency I’ve been with in Brighton. Right from the start they made every effort to make sure we had everything we needed. They were always friendly, helpful and you could see they really cared about their tenants. From bringing us bigger desks when the ones we had were to small to popping round to check everything was in order before checkout – they did everything possible to make sure we were getting the most out of the house. We got pretty much our whole deposit back, it was really refreshing to finally feel like a letting agency wasn’t trying to squeeze the most money out of students as they could – finally an agency which works for the tenants. I’m sad to be moving away from Brighton, because there’s no way I’ll find another letting agency which is as good as these guys!

A lot more students need to know about this company, they are coming through the ranks and are way better than any agent i know of in brighton. i have just finsihed my 3rd year at university and havning been with two awful agents including the university themselves, SJ Property are the leaders in the market and all students need to call them if you want a house. we had a few issues in the house like any other property but they were dealt with very quickly. the team are so caring and friendly they really do look after their houses and tenants. good show SJ Property…….good show!!!!!

We have been with SJ’s for 1 year and have been the best letting agency so far in my 3 years of being at the University of Brighton. I felt that they cared about their tenants and didn’t treat us students any differently to other non student tenants. Easy to get hold off and even if you emailed or left a message someone would get back to you fairly quickly. Our deposit was given back to us in full which is very rare for students and if we had a problem in the house someone would be round straight away. We enjoyed staying at one of their student properties and were gutted to find nothing suitable for this year 🙁 The only bad thing was a leak in our living room that was fixed but not redecorated throughout the rest of our tenancy but other than looking weird with no wallpaper on one wall it did not cause any harm although we would have preferred this to have been done seeing as we were paying £100 a week each! Overall I will definitely consider SJ Property Services again and would recommend any student to go with them.

I’ve been with SJ Property Services for 2 years and overall I’ve had a very good experience with them. Always easy to get in contact with and problems are always sorted as quickly as possible. Simon adds a personal touch that in my opinion other agencies lack. Would highly recommend renting with them!

I don’t usually leave reviews however i feel it right i help other students find this company. Simon and Sj property have been fantastic letting agency and really helpful to me and my housemates. We have had a few things broken and replaced in the house but they were dealt with very quickly, we had a leak which someone was there in 20 mins to fix and SJ property bought us a takeaway that evening while the kitchen was drying. by the next day it had all been fixed, cleaners had been and as if i never happened. there needs to be more agents that treat tenants more like the way SJ do. well done and thank you to all the team for looking after us in Brighton.

Not only a brilliant portfolio of houses to browse and choose from, all in good locations and good condition, but also brilliant service from Simon and his team. Simon was very patient and understanding with regards to things like late rents or sign up fees. A very fair and patient outlook when dealing with all his clients, Simon is a to-the-point agent and I am more than happy to rent under his agency again.

We are just finishing our final year at university and have dealt with a few other letting agents in brighton for previous years and had an awful experience (i wont name and shame). it was so refreshing to see out our time in brighton with a letting agent who actually knows how to treat tenants. they are a great outfit who are easy to talk to and offer the best customer service. they have a great selection of houses and i would reccommend them all and every student looking for a house. they also have a nice selection of professional flats as im taking one for 6 months to stay in brighton.

I have been satisfied with the service I have received from SJ Properties. The house itself was in good condition. At some points SJ properties were slow to solve problems but it was done in the end which is all that matters really. I would recommend them above other agents I’ve heard about.

SJ Property services are without doubt the most professional and competent agency I have used over the past five years of renting in Brighton. Having dealt directly with Simon from day one, himself and his company have been nothing but honest and genuine over the two years I have been with the company. This is hard to find in estate agencies and made us feel at ease. I can’t stress how patient, professional and responsive they are. SJ property services have clearly cracked what customer service and satisfaction is. I am only leaving them as I am moving back home. Simon went out of his way numerous occasions to help facilitate our needs, going above his duties and was always at the end of the phone when needed. For that I can’t recommend them anymore.

In the house itself we haven’t faced that many issues, but any that did arise, SJ were very helpful. We also needed a last minute extension to our current tenency which they went out of their way to really help us out on getting!

Sj property are quite good in terms of dealing with it and organised and very friendly. They do get things fixed when broken however it does take sometime before this is done , perhaps this could be due to having to do maintenance on other properties. The property was in pretty good condition when I came in, except a couple of minor things which were broken but overall I am satisfied with their service.

The house was always in a good condition, although when issues were communicated the the response lagged. Some messages weren’t even responded to. Other than communication faults they were fine.

The best landlords my house and i have experienced, and were active in responding to problems and sorting them out. Also given additional improvements to the house which were not expected. Overall really friendly to speak with throughout the whole letting process from start to finish and they contacted me to find a suitable house. Absolutely amazing experience with them and would recommend them to any student.

Actually notify tenants when mantinance are due to turn up. Maintenance actually turn up when booked. Have working fire extinguishers. Not leave rubbish in the doorways. Not have a leaky dining room. Bathroom painted in non-water proof paint. Plus many more issues

Finding our house with SJs was very successful and they were very helpful at responding to our needs. However, they are very slack at responding to messages. We have had a few problems with our house, such as leaks, and we have to pester them to get any form of responce. I would not reccommend them for future students because problems that we have faced in this house have not been addressed.

At first I was happy with SJ Property Services due to being an international student they allowed me to pay my rent quarterly rather than 12 months in advance which I thought was great. However over the past academic year I have experienced some problems in the house, for example the freezer broke and they replaced it quickly, within 1 week of reporting the fault. Another case was a few months back during the heavy wind period, the outer water pipes were blown off the house and have yet to repaired so the patio is flooded and looks awful. Ultimately, I will not be renting with SJ properties again.

SJ Property Services is one of the most qualified and professional letting agent in Brighton. As it is only a 3 person operation, they have a good customer service, very personal, calling you with any problem and constantly checking with you if the house can be improved. Sometimes I was behind with rent payments, and instead of not calling and wait enough time to be able to fine you, he calls to you to remember the payment and ask why I’m behind. This agent actually cares about the property and the students renting it. Seriously recommend it for anyone looking for a house.

They will try and get any money they can out of you, the house was filthy when we moved in even though though they claim to have had it professionally cleaned, there was dust, dirty windows , mold and a leaky boiler that they took ages to fix. Do not use them, they don’t care

Very responsive to the few problems that have occurred in the house. Very easy to contact and friendly. No problems with sorting out contracts when trying to renew for a second year with them. Very understanding to any problems that did occur. it was really good and they were very helpful would recommend to anyone.
